Valescure, a neighbourhood meeting today’s taste

A prestigious residential area within a peaceful green environment, Valescure plays host to two 18-hole golf-courses, the Golf de Valescure and Golf de l’Estérel. A highly-prized address.

Between Cannes and Saint¬-Tropez, a 45-minute drive from Nice, Saint¬-Raphae¨l stretches along 36 km of the coast between Le Massif de l’Este´rel and the Mediterranean shore dotted with coves and creeks. Home to about 36,000 residents, the town is composed of several neighbourhoods : the centre on the seafront, the Old Town, the harbours, Boulouris, Le Dramont, Agay, Anthe´or ¬le¬ Trayas, and Valescure, making Saint-¬Raphae¨l a highly-rated destination for fans of the little white ball. From the 1960’s to 1990’s, this neighbourhood amidst parasol pines and soothing hills really took off, with many villas, a few high-end residences and private gated estates being built. An area prized by newly retired Parisians and a wealthy internatio¬nal clientele in search of a holiday residence close to a golf-course, Valescure also provides year-round homes for local families who appreciate its convenient location, quietness and prestige.

With one agency in the neighbourhood of La Tour de Mare in Fre´jus and another in that of Valescure in Saint-¬Raphae¨l, Bernard Santos, Manager of Bersan Immo¬bilier, confirms that the market is recovering after a hesitant first quarter 2025 following on from a particularly quiet year in 2024.

“At the start of spring, the market is in fact becoming livelier again. The stock of available properties is satisfactory and well-balanced with demand. Serious clients in search of a pleasant villa seem determined to carry out their plans.”

With budgets mostly ranging from 600,000 to 2 million euros, this clientele composed of French buyers from different regions, locals and those with socio-professional status, North Europeans and even Japanese, are looking for villas from 130 to 200 m2 with 3 or 4 bedrooms, gardens of at least 1,000 m2 and, depending on budgets, lovely views and prime locations.

“Our clients are not necessarily golfers. They appreciate the peacefulness of this well-preserved, luxuriant area, offering a privileged setting while being close to main roads and the beaches.” Often in need of upgrading, villas in Valescure benefit from generous volumes. “We provide assistance for our clients for renovation work, modernization, and embellishment.” And prices in this area ? “We can talk about an adjustment, a healthy correction in prices,” says Bernard Santos. “Today, an over-estimated property will only generate a limited amount of interest. It is important to present one’s property at the right price when first placing it on the market. Our expertise in this specific neighbourhood enables us to guarantee the best possible transaction.”
