A renowned international group specializing in luxury real estate, Engel & Völkers proposes its services in over 35 countries through a network of over 1,000 agencies with about 17,000 employees.
Operating on the Côte d’Azur for almost 15 years, Engel & Völkers covers over 200 kilometres of the shoreline from Menton to Saint-Tropez. The group pursues its development under its own name and through franchises, thus consolidating its position at the top end of the market in France. Inaugurated in 2023, the Engel & Völkers agency in Nice, ideally located at 2 rue de la Liberté at the very heart of the “Golden Square”, forms part of this expansion strategy. On Cap Ferrat and in Saint-Tropez, properties proposed mainly consist of second residences, while the agencies in Cannes and Nice address a more diverse clientele.
On the Riviera, 65 % of buyers are international (USA, northern Europe, east European countries...), drawn just as much by prestige villas as high-end apartments, often extended by generous terraces offering unspoilt views of the sea or hills.
“Today’s market is leaning towards a new balance between supply and demand,” adds Marie-Claire Sangouard. “However, only properties estimated at the right price find takers quickly. The Côte d’Azur remains a safe haven for a long-term investment.”
In Nice, the market proposes a more urban profile, with a population of about 360,000 year-round residents. Transactions for permanent homes are thus more frequent. “The 15 members of our team focus on the town’s iconic neighbourhoods,” explains Philip Cendre, Manager of the Nice agency. “Cimiez, Mont Boron, the “Golden Square”, the Port, the Old Town, Fabron, Gairaut, areas close to the Promenade des Anglais, not forgetting the neighbourhood of Le Vœu and addresses rising in popularity, such as the prolongation of La Coulée Verte. Nice stands out for its constant, dynamic momentum with regard to renovation and embellishment, which naturally injects real vitality into the real estate sector.” In the wake of the pandemic, the search for much larger living space with outdoor areas has remained a priority for many buyers, whether permanent residents or investors. And what about prices ? “The market in Nice remains stable, even showing a slight rise in some areas. Here, as all over the Côte d’Azur, buyers are not subject to any discount : a weighty argument in the current context.” Among exceptional properties currently on sale in Nice, Philip Cendre mentions a light and airy apartment of 72 m2 benefiting from a terrace of 7 m2, on the top floor of a quiet residence in the Mont Boron neighbourhood.
