The elegant Roquebrune-Cap-Martin

With a property market characterized by stable prices in its most highly-prized neighbourhoods – including Cap Martin, Le Plateau du Cap and Le Hameau -, Roquebrune-Cap-Martin is seen as an exceptional niche micro-market at the gateway to Monaco.

Monte-Carlo’s neighbour, within easy reach of the Italian border, this insider seaside resort occupies 2,304 acres between the sea and hillsides. Its unique charm takes the form of sumptuous architecture, inherited in particular from the Roaring ‘Twenties. Prestigious personalities fell for this charm : Winston Churchill, Sacha Guitry, and Coco Chanel, who had the famous Villa La Pausa built here, her refuge until 1953. From the medieval hill-top village to the cape bordered by sumptuous villas via hidden creeks and hanging gardens, Roquebrune-Cap-Martin draws a clientele in search of discretion, luxury, and protected natural beauty.

Managed by Dario Griffone and Andrea Tarabusi, the Edouard VII Roquebrune-Cap-Martin agency recently opened its doors at the heart of the plateau of Cap Martin, a short walk from the Town-hall and Parc des Oliviers. Backed by a multilingual team, these professionals propose a portfolio of high-end properties for sale and to rent, combining prestige, luxury and character.

“Roquebrune-Cap-Martin is a rare concentration of prestigious properties,” says Dario Griffone. “Prices here start at around 10,000 € per sq.m.” Visibly international, the Edouard VII agency’s clientele is looking for soundly-built apartments or villas with outdoor areas and unimpeded views of the Mediterranean. “Immediate proximity to Monaco is a decisive asset, along with easy access, when looking for a house. It is, in fact, easier to find in Roquebrune a villa with a garden, a property which has become virtually non-existant in the Principality. While very well maintained, prices are lower here than those in Monaco.”

Properties proposed range from studios as a “pied-a`-terre” priced around 300,000 € to impressive villas worth over 8 M€, mainly intended for use as second homes. Among the gems currently on offer on this market, the agency presents a new villa of 286 m2 in contemporary style, ideally located in the neighbourhood of Le Hameau. Facing due south, basking in sunlight and enjoying a panoramic view of the sea, Cap Martin, the Old Town of Menton and the Italian coast, this property is up for sale at 7,500,000 €.
