Biarritz : choice makes a comeback

Once a holiday destination for Europe’s aristocracy, the resort has retained all its charm while benefitting from modernization. Historic villas, 19th-century buildings, fishermen’s houses and contemporary residences coexist in all harmony, forming an appealing and eclectic urban landscape. With its legendary beaches, renowned golf-course, local gastronomy, and a jam-packed cultural life , Biarritz is a sought-after setting, ideal as a permanent home, an elegant pied-a`-terre or a holiday residence.

Based for 10 years on Avenue Reine Victoria, at the heart of the highly-prized Impe´rial neighbourhood, the Victoria Immobilier agency proposes a selection of quality properties in this prestigious spot, all over Biarritz, and on communes emblematic of Le Pays Basque, such as Saint-Jean-de-Luz and its surrounding area.

“The market is gearing up gently and we are adapting our approach to suit this new tempo,” says agency manager Emmanuelle Hirigoyen. “The market is following a new cycle. Sales are completed more slowly, buyers take their time to compare, to anaylze trends, occasionally making audacious offers. More time is spent on reflection and bargaining. It is also up to us to explain to sellers how prices are changing : many of them still want to propose their properties at prices applicable two years ago, though the market has returned to its pre-pandemic level.”

The clientele is still mostly French, comprised of buyers looking for second homes or a new place to live year-round. They often prefer houses close to the shore , such as a charming town house of 171 m2, ideal for a walk-everywhere lifestyle, offering a vast living-room, 4 bedrooms, a terrace, and a garage. A property currently on offer at 1,400,000 €.

Another notable trend : since implementation of new regulations applying strict controls on furnished holiday rentals, intermediate properties of quality - studios, apartments with 1 or 2 main rooms – have appeared in number on the market. “We can now propose for sale high-standard apartments previously monopolized by seasonal rentals”, says Emmanuelle Hirigoyen. Given the considerable number of properties with small surface areas on offer, buyers see it as the right time to make low offers - and dare to do so !
