Sanary-sur-Mer, a faultless reputation

Just 10 km from Toulon, Sanary-sur-Mer is an attractive seaside resort with a picturesque fishing harbour. Its property market mainly focuses on holiday homes.

“The sales we handle mostly involve French buyers acquiring holiday homes and aiming to live permanently in or around Sanary once they retire,” explains Christelle Langevin, manageress of the Espace Immobilier agency. “We offer a wide array of possibilities, though our portfolio mainly consists of quality properties ranging from 700,000 to 1 million euros or more. Our clients appreciate the commune for its very high living conditions. And even though it is a very charming seaside resort, Sanary offers the advantage of being lively year-round. Residents thus dispose of a full range of amenities, markets and shops necessary for everyday life, and benefit from a varied choice of entertainment and activities.” The most frequently sought property ? “In the case of apartments, ideally large surface areas of around 100 m2, extended by terraces with sea views, a garage, and a location as close as possible to the harbour.” Buyers are confronted by scarce offerings, and when a property meeting their criteria becomes available, they need a budget of 800,000-900,000 €. However, competitive prices are offered by a few small new developments, such as one residence located 600 metres from the beach. It is comprised of three apartments of over 100 m2 each, one still up for sale at 545,000 € at the time of writing. “If an apartment does not suffer from any nuisances, and enjoys a view of the sea, it can fetch up to 10,000 € per sq. metre. A property in the most sought-after part of the outskirts, but without a view, will be offered at 6,500-7,000 € per sq.m,” adds Christelle Langevin, mentioning as an example of high-end properties currently up for sale a split-level apartment of 86 m2 in the highly-prized area of Les Lônes in Six-Fours-Les-Plages. Comprised of two master suites, on the second and top floors of a small select residence with a lift, it offers a fabulous terrace of 180 m2 with a breathtaking sea view, and is priced at 760,000 €.

Covering the region for the past ten years, and based since December 2017 on the Place de l’Église in Sanary, the Barnes group offers a high-quality portfolio of prestigious properties offering charm, character or the contemporary style, on the coast between Saint-Cyr and Cavalaire, but also in the middle Var. “Properties we present can be just as well vineyard estates, superb large properties, villas in desirable locations, but also charming small apartments, sometimes with outdoor areas, offering beautiful views of the sea or harbour,” says property consultant Céline Taddei. “We decided to open an agency at the heart of Sanary as this is one of the locations most highly sought-after by our clients, particularly keen on the shoreline from Portissol to La Cride.” Both French and foreign, the agency’s clients are mostly looking for holiday homes from which they can benefit throughout the year on long weekends. “An apartment in the centre of Sanary can cost from 500,000 to 1 million euros, while a property with sea view, set in grounds of 2,000 m2 with a pool, will be priced at over 2 million euros. The finest properties can go well beyond 3 million euros if they benefit from sought-after locations on the seafront.”
