Roquebrune-sur-Argens, wide diversity

Comprised of three distinct areas - the village, La Bouverie and Les Issambres -, this commune close to the Massif des Maures is one of the largest in the eastern part of the Var

Between sea and mountains, with scenery encompassing the Mediterranean, the Massif des Maures and Massif de l’Estérel, Roquebrune-sur-Argens has a very active tourist industry. Known as “Le Rocher”, the upper part of the village overlooks the plain of the River Argens, while the coastal area of Les Issambres is a charming seaside resort. As for the neighbourhood of La Bouverie, it consists of vineyards and an artisanal activity zone. Three sectors with different assets and different clients.

Thomas Jahier manages the Ottonello agences in the village and La Bouverie in Roquebrune-sur-Argens. “In the village, the market mainly consists of small houses, with or without outdoor areas, worth about 200,000 €, while on the near periphery houses with large gardens fetch over 400,000 €.” First-time buyers comprise the clientele for the village, with the surrounding area allowing young retirees to settle in more comfortably. An estate built in the 1970’s, La Bouverie offers houses priced from 300,000 €. Here again, first-time buyers can find what they are looking for. Other more substantial properties range 400,000 to 700,000 €. As for apartments, they fall into two types : in the village, old apartments in houses which have been split up, and very recent apartments in La Bouverie. A studio in the village will cost around 70,000 €, and twice that amount at most for a larger surface area. In La Bouverie, a 1 bedroom apartment of 40 m2 is worth 130,000 €, and a 3-bedroomed apartment of 80 m2 about 210,000 €.

In the Rêve de Sud agency based in Les Issambres, Florence Payan has noticed a surge in the number of Belgian clients over the past two years. “They are often looking for guest-houses or properties which could bring rental income in the years before they retire,” she explains. “Our market is mainly comprised of second residences.” While the trend is for modern houses, those dating back to the 70’s and 80’s still attract a certain clientele. “People are again fond of homes offering charm, originality and a soul.” Most of them do not, however, conform to current standards, especially in terms of energy. In need of modernization, they thus sell at prices hardly any higher than that of the land they stand on : from 550,000 to 650,000 €. “Priorities in Les Issambres are the environment, quietness and a sea view,” says Florence Payan. Recently, a couple from Luxembourg acquired an attractive house of 250 m2 in grounds of 2,000 m2 facing due south with views of the Mediterranean, for slightly less than 1.2 million euros. When clients sell their properties, it is often to get closer to Saint-Raphaël. In partnership with estate agencies in the town, Rêve de Sud tries to find them their ideal new home. A good number of sales also involve apartments at affordable prices, targetted by first-time buyers. A young woman thus became the happy owner of a 1-bedroom apartment with a large mezzanine, just 150 metres from the beaches of La Nartelle.
