“Most of the demand is for 3-bedroomed houses with gardens and garages, and possibly a pool. To target this type of property, buyers need a budget ranging from 250,000 to 350,000 €. Demand has, however, recently risen, to the extent that our stock of available properties has been considerably depleted. As soon as a property comes up for sale, it finds a taker.”

Laurent Bougnard says that, since the pandemic, properties offered for sale but also for rent must imperatively offer an outdoor area. And prices have risen significantly.
“The pool of employment in the Agroparc zone and, more generally, in greater Avignon accounts for a considerable percentage of buyers - relatively young, though we also see senior executives with comfortable professional careers, young retirees, and couples in search of comfort. They arrive with healthy budgets and readily set their sights on apartments in recent gated residences, villas with gardens and pools near amenities, and villas of quality on the highly-prized communes of Châteauneuf-de-Gadagne, Jonquerettes, and at the top of the hill of Caumont. Such properties can be acquired with a budget ranging from 400,000 to 600,000 €. In any event, over 80% of the market consists of year-round homes.”
As for new properties, Laurent Bougnard says that offerings are mainly comprised of apartments with tax reduction schemes, especially in Avignon. On average, prices are still around 3,200 € per sq. metre.
