Villefranche-sur-Mer, an upper-end market

On the coast road, between Nice and Menton, Villefranche-sur-Mer is just next door to Saint-Jean-Cap-Ferrat, at the heart of the Côte d’Azur.

With its superb seafront recognized as one of the loveliest on the Mediterranean, its colourful Old Town, harbour, citadel, and its chapel painted by Cocteau, Villefranche-sur-Mer is overlooked by hillsides where luxurious residences offer breathtaking, commanding views of the sea.

explains Frédérique Mathias,

Manager of Azur Méditerranée. “In the first quarter of 2024, apartments sold more readily than villas. New regulations regarding seasonal rentals are, however, setting a brake on buyers who hope to cover their charges from that source of income.” Ranging from 600,000 to 1.3 million euros, large apartments with parking places and terraces enjoying a sea view remain the most sought-after.

“Stocks have been replenished. We can now present several properties meeting the requirements of clients with realistic budgets.”

What about houses ? “Choice is also on the cards and, due to the lower number of buyers, their prices may well begin to see a slight decline.” As an example of villas representing his property portfolio, Frédérique Mathias mentions a desirable villa on the private, gated Domaine du Castellet, a few minutes from Le Col de Villefranche and the beaches.

Enjoying a panoramic view of the Bay of Villefranche, this property of 280 m2, built in 2006 in chic Provençal style, offers 5 bedrooms and a study in grounds of 1,583 m2 with a swimming pool. It is on offer at 5,300,000 €. Another example, a villa of 151 m2 with lovely, light and airy volumes. In the midst of a sought-after residential area near the centre, this carefully renovated family home offers a sea view and is extended by terraces, gardens, and a swimming pool. It is currently proposed by Azur Méditerranée at 1,995,000 €.
