VAISON-LA-ROMAINE, A SEGMENTED MARKET

Between the Rhône valley, Montélimar and Mount Ventoux, the Provençal property market is drawing a growing number of urban buyers wanting to escape from the hectic pace of large towns. While supply remains lower than demand, prices are stabilizing.

Under the management of Gérald Meyer, the Sarro Immobilier agency has specialized in sales since 1991.

“Thanks to our three locations in Vaison-La-Romaine, Grignan and Malaucène, we operate within a perimeter stretching from Montélimar to Mount Ventoux. The banks of the Rhône are, however, less prized by our foreign clients in the region, who account for the majority of our buyers. In our sector, they give priority to different kinds of properties : stone “mas” of 250 m2 in a country setting, on offer between 700,000 and 1 million euros ; village houses with gardens and a pool or the possibility of a pool, from 350,000 to 500,000 euros ; villas for first-time buyers, from 200,000 euros, and recent, more ostentatious properties ranging from 400,000 to 800,000 euros.”

Gérald Meyer also confirms that demand still outstrips supply, with prices now matching those seen prior to the pandemic.

“Our clientele includes many urban buyers, from Lyon, Paris, Belgium and Switzerland, wanting to escape from the turmoil of cities and acquire a second residence which could become permanent, thanks to teleworking or retirement. In this case, the most sought-after locations are Grignan, Vaison-la-Romaine, and villages offering beautiful views and essential shops, such as Crestet, Séguret, Valaurie and Malaucène. Finally, on the market for new properties, higher energy performances are attracting a growing number of buyers.”
