Théoule-sur-Mer, an insider address

Overlooking the foothills of the Estérel and the west side of the Bay of Cannes, Théoule is a seaside resort highly-prized by a European clientele and, something new, a growing number of French investors.

Théoule-sur-Mer is a unique location on the Côte d’Azur, close to all the main towns such as Cannes, Antibes and Nice. Originally a small fishing village, it has retained a warm family atmosphere while protecting its natural environment : the Estérel hills.

Benefiting from year-round sunshine, the resort is famous for its unimpeded views of the Bay of Cannes and the southern Alps. Théoule-sur-Mer is a 20-minute drive from the Croisette in Cannes, 5 minutes from motorway access in Mandelieu-La-Napoule, and 35 minutes from the Nice Côte d’Azur airport. From spring to autumn, one can benefit from beach restaurants such as the well-known Marco Polo Plage and La Pointe de l'Aiguille with its lovely sandy beach.

During the winter season, Théoule-sur-Mer also benefits from a micro-climate and offers sublime views of the sea with snow-capped mountains in the background. Splendid views are also to be discovered from the beaches and Estérel hills : Théoule is renowned for its long walks on pedestrian paths through the Massif de l'Estérel. Julie Solari explains that average budgets range from 2 to 2.5 million euros. Though the market in Théoule can be split into two sectors : one overlooking the Bay of Cannes, where villas start from 2.5 million euros, the other facing Le Trayas where the starting-price is closer to 1.5 million euros.

"Since the lockdowns, our market has seen a scarcity of availabilities. Within this context, properties sell quickly and with no bargaining, even with prices showing a rising trend. The most coveted locations are the Bay of Cannes, the village of Théoule and, to a certain extent, Miramar. Over the past three years, French buyers have been growing in number, with foreign clients focusing more on European countries. The pandemic has led to an influx of capital - both French and foreign - in real estate and especially to well-known holiday addresses such as ours."
