The enticing property markets of Juan-les-Pins and Golfe-Juan

Seaside resorts attached to Antibes and Vallauris, Juan-les-Pins and Golfe-Juan offer an appealing “village life” all year round. A pleasant and lively stretch of the coast, benefiting from the dynamism of Antibes, Cannes and Sophia Antipolis.

Ideally located west of the prestigious Cap d’Antibes, the seaside resort of Juan-les-Pins proposes a privileged residential setting lined by sandy beaches and dotted with luxuriant pine-groves. Popular since the 1920’s, this holiday town is renowned for its jazz festival (created in 1960) and summer night-life (discotheques, bars, casino…). Though its proximity to the large job pools of Antibes and Sophia Antipolis also makes it a prized address among members of the working population. Just like its neighbour, Golfe-Juan, a seaside resort attached to Vallauris at the gateway to Cannes, appreciated, among other things, for its sailing harbours and panoramic view of the Lérins Islands.

“This high-quality property market naturally presents lots of disparities depending on a property’s location, appointments and condition, though it can roughly be said that prices range from 80,000 € for a studio of 20 m2 to 600,000 € for a 3-bedroomed apartment of 100 m2,” explains Jean-Christophe Fiere, negotiator for Espargillière Immobilier, an agency founded in Antibes in 1963 which teamed up in 2008 with the Crédit Agricole via its national “Square Habitat” real-estate brand (a second agency has, in fact, just been opened right in the town centre). “In the case of houses, semi-detached villas with 3 to 5 main rooms range from 300,000 to 500,000 €. Most of the offerings of detached villas cost from 500,000 to 900,000 € for living space of about 200 m2 in grounds of 1,500 m2 on average. As for properties with sea views and larger surface areas, they can attain 1.5 million euros.” New construction is confronted by the higher cost of building materials, a scarcity of building land and complex regulations, while transactions are seeing a slowdown due to a tax situation which hardly offers any incentives. “Even so,” adds our specialist, “developments posting prices from 4,700 to 5,000 € per sq. metre in pleasant environments are selling within relatively short periods of time”.

The manageress of Transparences with 25 years of experience in real estate, Pascale Platret confirms the wide diversity of prices : “The seafront is always expensive, with prices which can occasionally soar to 18,000 € per sqm, whereas in some neighbourhoods further out, the price per sqm drops to 2,500 €”. Specializing in transactions and consultancy, this agency created in 2008 joined the Arthurimmo.com network in 2012 (estate-agents and realty experts). “This wide variety of offerings combined with the village life enjoyed year-round in Juan and Golfe-Juan, the beaches and easy access to Sophia attract several client profiles : the actively employed looking for their main home ; retirees, mostly French, who settle here permanently or semi-permanently ; and clients in search of holiday homes, both French and foreign.” Not forgetting investors looking for studios and small 1-bedroomed apartments from 110,000 to 140,000 €, destined to become seasonal rentals in summer, student rentals the rest of the time. Among her recent sales, Pascale Platret mentions a detached house of 110 m2 in good condition, in the centre of Golfe-Juan, with a garden of 500 m2, priced at 595,000 €, and a house of 120 m2 requiring restoration in the centre of Juan-les-Pins (on the seafront), with a garden of 1,200 m2, at 550,000 €. “In a higher price-bracket, we are also currently proposing a fully renovated house of 400 m2 in grounds of 1,700 m2, at 1,680,000 €.”

Max Ego handles sales transactions for Boumann Immobilier and Lacroix Immobilier, two agencies based in Cannes and Juan-les-Pins which have just acquired the Agence du Palais in Cannes. Also an expert in property valuation for the FNAIM, he covers the entire stretch of coast from the boundary with the Var to Villeneuve-Loubet (and sometimes as far as Nice) : “On the markets of Juan-les-Pins and Golfe-Juan, prices have remained rather high : sellers have not not played along with the general decline, so demand has tended to dry up. Furthermore, it has evolved and now focuses on two categories of properties : outstanding examples with superb sea views and prime locations, worth around 1 million euros, or small apartments - studios to 2-bedroomed apartments -, from 100,000 to 200,000 €”. By way of example, his portfolio currently contains a penthouse of almost 90 m2 with a terrace of about 130 m2 and an unimpeded 180° view, in a residence with a guardian and pool in Juan, priced at 950,000 €. “It’s the kind of property which is typically sought-after at the upper end of the market. Otherwise, we are also selling a studio of 40 m2, for example, with a corner terrace of over 35 m2, a cellar and garage, in a select residence in Juan, pegged at 193,000 €.” In this area, Max Ego’s clients are mainly seasonal : “The majority are now French, and especially from Paris”.
