On the commune of La Londe-les-Maures, between Bormes-les-Mimosas and Hyères, 45 minutes from Saint-Tropez, the Domaine de Valcros occupies 3,458 acres of land between the foothills of the Massif des Maures and the crystal-clear waters of the Mediterranean with its elegant Îles d’Or. Stunning panoramic views are just one of the assets enjoyed by homes comprising the 23 subdivisions intelligently shared out on this Domaine, enhanced by lakes, cork oaks, mimosa and arbutus trees. Tranquillity and security are the keywords for this address playing host to an 18-hole golf-course on 111 acres of land. Surrounded by well-known vineyards, the Domaine benefits from easy access on a road winding its way between the vines and hills. The Domaine de Valcros came into being in 1964 under the aegis of a visionary entrepreneur, Maître Francis Pyliser, who came up with its motto : “Close to everything, yet far from it all”. The Domaine enjoys a micro-climate with an exceptional amount of sunshine, mild temperatures even in winter, and relative coolness in summer, aided by intensive daily watering of the greens.

”The oldest villas around the golf-course date back to the 1960’s. Enthusiasm really got underway in the 1980’s,” explains Stéphane Navarro, manager of the Agence de Valcros, the only agency based on the Domaine. The clientele is evenly shared out between permanent residents and owners of holiday homes. “Extremely vast, the Domaine is comprised of various “hamlets” or subdivisions offering different types and styles of villas : Provençal, Mediterranean, Tropezian, Californian, contemporary… The various styles of architecture blend harmoniously into the surrounding nature.” In addition to a few small houses of 40 to 60 m2 in Les Chênes, the accommodation mainly consists of houses from 150 to 160 m2, worth from 450,000 €. “Most of today’s transactions involve homes priced around 700,000 €. Some exceptional properties, such as a Tropezian-style villa on three floors enjoying an ideal location and luxurious appointments, go well beyond 1.5 million euros.” After a quiet period, serious buyers are making a comeback, and 2016 promises to be rather buoyant. Some clients opt for building land on which to have villas built to their taste. Plots from 1,100 to 1,800 m2 are available, priced from 260,000 to 420,000 €.

A few contemporary villas continue to appear on the Domaine and, for the first time in 20 years, construction of a select new subdivision will commence in September. Christened the “Country Club”, this luxury address comprised of eight contemporary villas is being built by local developer Aktimo, specializing in high-end developments on a human scale on various coastal communes in Le Var. The Aktimo signature theme ? Top-notch appointments entrusted to French firms and craftsmen. “Each of the eight villas comprising the Country Club development will offer breathtaking panoramic views of the sea and Îles d’Or,” explain Nicole Bardin and Jean-Michel Kesser, associate directors of Aktimo. Nestling at the heart of a private park of 34.46 acres, this development stands out for the modern architecture of the villas, all different, but forming a harmonious whole. Designed by a renowned local architect, each home will conform to RT2012 standards and benefit from its own infinity pool. Two of the eight villas will be all on one floor, the others will be 2-storey. “Generous volumes for the lounges characterize the style of these homes, delivered fully appointed. The gardens will be laid out, the kitchens fully equipped, and the bathrooms designed by well-known Italian signatures. The villa of 120 m2 is on offer at 890,000 €, and the largest, with living space of 175 m2, is pegged at 1.37 M €.”
