St-Paul-Trois-Châteaux : the pearl of La Drôme

Once a fortified town, Saint-Paul-Trois-Châteaux, known for its impressive Roman cathedral, is set in a plain of vineyards 10 km from Bollène. The Manager of the four Province Immobilier agencies in La Drôme Provençale, Jean-Fabrice Bonnardel focuses with his teams on sales and rental management.

“In the Saint-Paul-Trois-Châteaux area, buyers target high-end villas (from 350,000 €), village houses benefiting from outdoor areas (from 200,000 to 400,000 €), attractive apartments (up to 250,000 €), and beautiful “mas”, already renovated (from 700 to 1.5 million euros) or awaiting restoration (from 300,000 €). This region has always been known for rare availabilities, though the situation has intensified over the past eight months as the Covid crisis has clearly led to an acceleration in clients’ plans for acquisition which had previously been on hold. As a result, prices which were already high are now perfectly justified. Among the most highly sought-after addresses, Saint-Paul, Grignan and Saint-Restitut form the top trio of the most prized villages. Even so, buyers are proving to be less insistent on a property’s location than on the amenities and appointments it offers. Suze-la-Rousse and Sainte-Cécile are also very popular, as these charming villages benefit from fast access to the motorway. Most of our clients are from Switzerland, Belgium, Lyon, Grenoble and Paris, and the majority of sales involve year-round homes. However, a significant share of second residences are also intended to become permanent homes after a few years.”

Founded 31 years ago by Christine Miranda and her husband, the agency bearing her name proposes sales and acquisition services and is developing its seasonal rental activity. A former team-member of the agency, Marion Gouvenaux has become its associate, opening a second agency in Sainte-Cécile-les-Vignes to extend its coverage in Le Vaucluse.

They are all intent on quality living conditions - peacefulness, getting around easily, proximity services, diverse cultural activities, and the quality of our local produce. In short, it’s a great place to live ! However, since the pandemic, prices have risen. In this context, setting the sales price of a property without the assistance of a local professional seems impossible. Our sole-agent mandates enable us to offer our buyers properties at market price, in close collaboration with our sellers. Furthermore, the idea of the most highly-prized locations is no longer always relevant in our region, as some buyers give priority to the charm of village life while others prefer the quietness of a country setting, or a sense of community provided by an estate.
