St-Jean-de-Luz : opting for loveliness

In St-Jean-de-Luz, villas of character, refined apartments and prestige properties are proposed to fans of exclusive addresses, wanting to immerse themselves in one of the most highly coveted spots on the Basque coast, and even in France.

With limited availability for properties and thus particularly sought-after, the luxury St-Jean market presents exceptional homes destined for a demanding clientele in search of an idyllic setting in which to live. An independent player affiliated to Christie’s International Real Estate, the Côte Ouest Immobilier group, chaired by Nicolas Descamps, has shone for the past 15 years on La Côte Basque and in Les Landes through its agencies in Biarritz, St-Jean-de-Luz and Hossegor. “After a clear setback in 2022, we have seen a measured upturn in terms of sales in the first half of 2025. Prices, admittedly high, have stabilized fol­lowing a slight correction. They are now around 6,500 € per sqm in St-Jean-de-Luz and about 7,500 € per sqm in Biarritz,” explains Nicolas Descamps. Mainly leaning towards second homes, St-Jean-de-Luz draws a French clientele, but also a good number of buyers from Spain, Luxembourg, Switzerland, the United Kingdom, Belgium, Germany, and henceforth North America. The international renown of the Christie’s network reassures these investors, even though, when free from any urgency, they take their time to compare, reflect and negotiate. “The market is henceforth clearly favourable for buyers,” says Nicolas Descamps. “They dispose of a wider choice and treat them­selves to the luxury of taking their time, especially as an uncertain international climate incites them to be prudent.”

A period which is thus propitious for buyers wanting to treat themselves to unique properties. Among the gems currently proposed, a private mansion in 19th-C. Mansart style at the heart of St-Jean-de-Luz stands out for its elegance. On four floors, it could be converted into a co-owned property with 2 or 3 units, and is presented on a sole mandate at the price of 4,200,000 €. More affordable, a bright 1-bedroom apartment of 47 m2 enjoys a priv­ileged location facing the beach and just a few minutes from the town centre, in the prestigious Jaïzkibel residence, which also hosts a renowned 5-star hotel. This rare pied-à-terre combining comfort and refinement is up for sale at 595,000 €.
