Sainte-Maxime, between land and sea

At the heart of the Gulf of Saint-Tropez, Sainte-Maxime is a charming town in Le Var, lively year-round. It offers a wide diversity of properties from holiday apartments to high-end residences and pleasant family villas. I

In the département of Le Var at the heart of the PACA (Provence Alps Côte d’Azur) region, Sainte-Maxime and its 14,000 residents are sheltered from the Mistral wind by the wooded hills of the Massif des Maures. The town opens out to the Gulf of Saint-Tropez - a maritime shuttle links the harbours of these two communes 10 months per year. Fréjus, to the east, and Grimaud, to the west, are reached via the “Route Départementale” running along the coast.

The RD 25 then enables drivers to join the A8 motorway, while TGV stations in Saint-Raphaël-Valescure and Les Arcs-Draguignan can be reached by bus from the town centre. One enters the Old Town through lively pedestrian streets, continuing one’s stroll towards the Promenade’s superb gardens, and ending on the large jetty where one discovers the sumptuous panoramic view of the Gulf. As a reward for its quality tourism policy, Sainte-Maxime has won the

“Listed Tourism Resort” label : historic itineraries, walks amidst nature, guided tours, superb beaches, watersports, an aquatic park, concerts, shows... The many activities proposed along with a setting much appreciated by tourists from all over the world sketch out the contours of a real estate market in which both year-round and second homes present sound value.“Sixty per cent of the sales we orchestrate today consist of main residences, 40 % of second homes,”

says Anthony Rossi, Manager of the Stil Immobilier agency at 14 rue Pierre et Marie Curie in Sainte-Maxime.

Handling the sale of all kinds of properties including a fine, high-end selection in Sainte-Maxime, Grimaud and Les Issambres, the Stil Immobilier team is especially well-known for its exclusive new developments, such as Le Miramar, a small estate with only five lots in the very centre of Sainte-Maxime.

Priced from 290,000 €, these apartments all benefit from outdoor areas and parking places. Highly prized, new villas with pools are presented from 1,650,000 € to over 6 million euros, depending on their surface areas, appointments, locations, views and characteristics.

“The past two years have been marked by very lively activity. Stocks of properties ran out and prices soared due to demand and rare availabilities. The value of the most exceptional properties rose by up to 20 % ! Today we are seeing a return to our cruising speed and prices that are stabilizing.”

Mostly French, well-motivated buyers are still there, followed by German, Dutch, English and Swedish clients who have fallen for the charm of this exceptional commune with a wide array of assets.
