Saint-Jean-de-Luz, the home of your dreams

A renowned seaside resort, Saint-Jean-de-Luz benefits from a place apart on the Côte Basque. Stylish architecture, a pedestrian town centre, pleasant beaches... Its enjoyable lifestyle remains highly appreciated.

“The post-Covid period is clearly coming to an end and the market seems to be settling down,” explains Caroline Laffontan, Manageress of the Laffontan Immobilier agency at 31 boulevard Thiers. In fact, in Saint-Jean-de-Luz as on the entire Côte Basque, prices which had soared seem to be stabilizing.

“Clients are still there. Though many of them are hoping to find a rare property, ie. an apartment in a good location, with an outdoor area, a lift and garage, and must therefore be very patient.”

Among her properties representing today’s market, Caroline Laffontan mentions a spacious apartment of 87 m2 on Boulevard Thiers, near the Grand Hôtel. On an upper floor (with no lift), this dual aspect property with 4 main rooms, in need of a revamp, and prolonged by a small terrace, is on offer at 725,000 €. What about the market for houses ? “Destined for an elite given their prices, they are often the subject of off-market transactions. Owners ask us to exercise discretion and place their trust in us. They know that an agency such as Laffontan Immobilier has a hefty address book and will be able to find them a suitable buyer. I thus recently orchestrated the sale of a 1930’s house in the sought-after neighbourhood of Sainte Barbe. Carefully and tastefully renovated, this property of 280 m2 extended by a charming garden sold for 3 million euros.” This return to a certain cruising speed is confirmed by Philippe Thomine-Desmazures, Associate Director of the Barnes Côte Basque agencies.

“Our clients now take their time when acquiring a second residence, and those who have decided to transfer their main home to the south-west carried out their plans over the past two years. The result is prices that are certainly maintaining a high level, but now stable, and a stock of properties that is being rebuilt. Furthermore, new regulations regarding seasonal rentals have resulted in charming pieds-à-terre being placed on the market : when offering lots of assets, they also find their place in our portfolio. As illustrated by a magnificent apartment of 43 m2 on the 2nd floor of a fine Basque building, offering an unimpeded view of Place Louis XIV. Renovated throughout with high-spec materials, tastefully decorated and furnished, it is comprised of a living-room with an open kitchen, a bedroom and shower room. It is up for sale at 590,000 €. Fully reflecting the DNA of Barnes agencies, large apartments and luxury houses remain very highly prized. They do not all appear on Barnes communication channels, as many sellers request our teams to exercise discretion. As we speak, nine superb apartments and 11 majestic houses in Saint-Jean-de-Luz are posted on the Barnes Côte Basque website. However, three-quarters of the properties estimated at prices above 5 million euros are presented off-market, with transactions handled in total privacy.”
