Nice West, good value for money

Nice attracts visitors for its kilometres of beaches, idyllic scenery between the sea and mountains, and its wonderful sunny climate all year round. Ranked second among France’s tourist destinations, Nice is also highly-prized among home-buyers, particularly for its appealing neighbourhoods to the west.

“The neighbourhoods in Nice West which best meet our clients’ criteria are Fabron, La Lanterne and Boulevard Napoléon III,” says Betty Ganci of Cœur d’Azur, an agency proposing properties within a wide range of prices. Based in Nice West since 2010, she opened a new branch a year ago on Avenue de la Californie, at the very heart of this area. “Apartments here benefit from terraces, pools, and above all offer panoramic views of the sea which are sometimes quite breathtaking. The area offers very good value for money as compared to the Mont-Boron neighbourhood on the east side of Nice. 90% of our sales are in Nice West. Here we enjoy the advantage of proposing high-quality residences near main roads, the airport and Promenade des Anglais.” Luxury residences which usually attract a clientele from other regions of France and abroad, especially retirees. “You can expect to pay around 130,000 € for a smart studio and up to 1.3 million euros or more for a villa.” Buyers looking for more affordable prices are showing growing interest in Nice West neighbourhoods such as Lower Fabron and Avenue de La Californie, in direct proximity to the sea. “We are currently noticing marked enthusiasm for the Avenue de la Californie and its surrounding area due to the arrival of the future East-West tramline, scheduled for 2019,” explains Betty Ganci. “Apartments here cost from 3,500 to 4,000 € per sq. metre, which is less expensive than on Boulevard Napoléon III.” Foreign investors drawn by the Avenue de la Californie are usually looking for holiday homes. “The market has really picked up : there are currently 1.3 buyers versus 1 seller, so demand is clearly outstripping supply.”

“Ferber, Magnan and Carras are the oldest neighbourhoods in Nice West,” explains Michaël Mascarau of the Sud Europ’Immo agency. Living in the area for many years, this real-estate professional has been working for the past three years alongside the agency’s manager, Lorenzo Ré. “Dating back to the late 19th century, old Niçois, and even bourgeois, homes can still be found here (Parc Robioni, Avenue Blanc Mesnil, Rue Raymond Féraud), though they largely made way in the 20th century for housing comprised of blocks of apartments. The most recent neighbourhoods in Nice West are Fabron, Lanterne, La Corniche Fleurie and Napoléon III. An area which has undergone considerable expansion since the 1970’s, and which, in particular, has made high-end properties available to buyers.” The price of these desirable apartments revolves around 4,500 € per sqm. for 3 main rooms. For houses up on the hills, the price per sqm. can rise impressively depending on their appointments, attaining several million euros for substantial villas. “We have a mixed clientele with all kinds of profiles. It should also be noted that the further one climbs on the hills of Nice, the higher the prices. Buyers here consist more of senior executives or retirees looking for second residences.” The Nice West area also extends, however, to the Plain of the Var, a zone destined to undergo wide-ranging development over the next ten years. “With the Allianz Riviera stadium, new zones of commercial activities that are being built, the future extension of the tramway, and the appearance of new accommodation with real-estate projects around the long-awaited arrival of Ikea, the Plain of the Var is a neighbourhood undergoing a real metamorphosis.”
