Mandelieu, the “Neuilly” of Cannes

With its three golf-courses, five harbours, sandy beaches and a prime location backed by the foothills of the Estérel providing a magnificent green backcloth, Mandelieu offers high-quality living conditions.

A family group based for over 50 years in Mandelieu, Berti & Sons has contributed as a developer to the construction of a good number of modern residences on the commune. It is comprised of four agencies strategically split into specialities : sales and rentals of properties under 300,000 €, sales of mid- and upper-end properties from 400,000 to 1 million euros, prestigious homes on gated estates such as Le Grand Duc, and finally, luxury properties on the hills of Mandelieu or in Théoule, priced from 1.5 to 8 million euros.

“For us, the pandemic resulted in record sales and just-in-time activity with transactions occasionally orchestrated in less than 24 hours,”

Romain Berti - Berti & Sons. (04 93 49 50 00)

explains Romain Berti, of the family’s third generation. “Highly-prized, Mandelieu turned out to be very appealing to many French and European buyers in search of large apartments with sea views or villas.”.

With mid-market budgets ranging from 400,000 € to 1 million euros, buyers from Paris, Alsace and the Vendée are looking to acquire year-round homes on the Riviera or real life changers. “With the advent of teleworking, we are more and more frequently led to assist Parisian families in their new move.” And as Mandelieu holds no secrets for the team, as witnessed by their website precisely describing each neighbourhood on the commune, Berti & Sons can help buyers in their choice of a school for their children etc.

Currently, with the trend seeing a slight slowdown as before every presidential election, this little respite is enabling the agency to expand its property portfolio with substantial villas proposed on an exclusive basis at prices over 1.5 million euros, and high-end apartments worth close on 900,000 €. “We are seeing a slight rise in prices, though they remain coherent with the market, and we pay meticulous attention to our estimates.” Based for 11 years in Mandelieu, the LG Prestige Immobilier agency specializes in high-end and luxury properties in Mandelieu, Théoule-sur-Mer, Cannes, Les Adrets-de-l’Estérel and Le Pays de Fayence, where it offers noble properties and stone “mas”.

Backed by a satisfaction rate of 97 % on Opinion System, the agency has a portfolio of buyers and proposes a wide array of properties intended as year-round or second homes. “The pandemic gave rise to enthusiasm for our our region,” explains Co-Manager Michel Nowak.

“Mainly emanating from a French clienteele, home hunts focus on both villas and apartments extended by terraces or gardens. Garden-level apartments have, in fact, seen renewed interest since the successive lockdowns. Since then, international clients have been making a comeback, and though prices are slightly higher, our activity is progressing with a good level of buoyancy.”

As witnessed by recent sales orchestrated by this multilingual agency (English, Italian), such as that of a penthouse in one of the commune’s most highly-prized addresses right at the water’s edge. It was acquired for around 1.5 million euros by an international client for use as a holiday home. In the neighbourhood of Colline, a lovely Californian-style villa with sea view and a pool has just found a French buyer who parted with around 1.7 million euros to live here permanently. “Contemporary villas and high-spec apartments with sea views are the most sought-after properties among our clients, in the areas of La Napoule, Minelle and on all the hills offering stunning elevated views.”
