Celebrating its 25th anniversary this year, Maisons du Sud-Ouest is recognized as an essential independent structure on the real estate market of La Côte Aquitaine.

Comprised of two agencies in Biarritz and Hossegor, it has about 10 members in its team, experts in sales of properties, seasonal and long-term rentals. With high demands, the agency selects properties of quality in prized areas on the Co^te Basque and Co^te Landaise. Founded in 2000 by E´douard Gruson and Lore`ne Weber, Maisons du Sud-Ouest stands out for its strong focus on the human factor, its local roots, and perfect mastery of an exclusive and very desirable property market.

“The first quarter of 2025 seems to have triggered an upturn in the market,” says Édouard Gruson. “Although somewhat hesitant, this buoyancy contrasts with the morosity of the past two years marked by the slowdown that followed post-Covid euphoria.”

Today, the market is clearly biased in favour of buyers, who are benefiting from a wide choice and taking their time in comparing, fine-tuning their requirements, and making well-adjusted offers. However, whether in the Biarritz or Hossegor sectors, properties of quality on offer at the right price are finding takers, thus confirming that La Co^te Basque and Les Landes are seen as sound values. In this market where availabilities are on the rise, it is important for sellers to accentuate the value of their properties.

“For our sole mandate clients, we offer to enhance their properties thanks to the services of a stylist specializing in decoration and a professional photographer. This gives results, as properties highlighted in this way draw more interest and thus more more visits,”

explains E´douard Gruson. Thanks to a property portfolio significantly larger and more well-balanced for all types of homes, Maisons du Sud-Ouest is seeing lower prices explained by adjustments required to restore market buoyancy. “This price decline is having a particular impact on properties which were over-estimated and have stayed for a long time on the market.” The agency’s clients, mostly French, but also English, German and Belgian, are looking for year-round homes, a pied-a`-terre or a holiday residence. And a new trend is also appearing : some buyers now show themselves inclined to undertake extensive renovation when required. They thus accept to invest in properties rated F or G, non-eligible as rentals, and do not hesitate to take energy bills into account in order to present offers sometimes 10 % below the prices posted.
