Le Bouscat : a highly-coveted property market

The manager of the Groupe LDI Laurent Duvert Immobilier (sales and rentals/property management), Laurent Duvert has one agency in Blanquefort and another in Le Bouscat. Opened in 2009, the second one also covers Bruges and the Bordeaux neighbourhood of Caudéran, though most of its sales are concluded on the market in Le Bouscat. “Demand here is very steady, easily outstripping supply. Prices are thus commendably stable, even showing a slight rise. Enquiries mainly concern stone “échoppes” of 100-110 m2 with small gardens, proposed on average from 400,000 to 430,000 €, more recent houses of 180-200 m2 ranging from 700,000 to over 800,000 €, and 1960’s houses of 80-90 m2 often in need of renovation and priced from 230,000 to 250,000 €. As for apartments, most clients are looking for those in recent high-end residences.” Examples of recent transactions : an apartment of 125 m2 in a select recent residence, priced at 430,000 €, an “échoppe” of 115 m2 at 425,000 €, a house of 170 m2 designed by an architect, at 750,000 €. “The clientele for apartments mainly consists of retirees, whereas houses are more of interest to senior employees in their forties, with children.”

After working as sales manageress for the 28 agencies in the real-estate subsidiary of the Crédit Agricole in Aquitaine, Séverine Tible founded Séverine Tible Immobilier Patrimonial in 2015, an agency specializing in valuations and arbitrage for property assets in Bordeaux Métropole : “Le Bouscat can be split into three sectors with different markets. The first, between La Barrière du Médoc and the centre of Le Bouscat, is the closest to Bordeaux. Highly-prized, it posts significant prices in constant progression. Here you find 1960’s residences fetching from 2,200 to 3,200 € per sq. metre, “échoppes” and a few bourgeois houses with generous gardens. Such a property in need of a revamp, offering living space of 300 m2 in grounds of 1,000 m2, recently found a taker for about 4,000 € per sqm, and a building plot was snapped up at 1,000 € per sqm”. The second sector, from Bouscat centre to the Hôpital Suburbain, is characterized by houses of more recent construction or benefiting from contemporary renovation : one example of 140 m2, fully rehabilitated in modern style, with a garden of 600 m2, is up for sale at 750,000 €. In the town centre, luxury residences which have just risen from the ground appear on the market at prices ranging from 4,500 to 5,500 € per sqm. “Finally, in the third sector, stretching as far as Bruges, the price per sq. metre is at least 3,500 €. This is a very promising zone with high potential for development, as it lies on the route of the future tramline which will link it to the centre of Bordeaux by 2019. Demand from locals is, in fact, already picking up significantly.” All over Le Bouscat, Séverine Tible mainly receives enquiries from senior executives or self-employed professionals from Bordeaux.
