High-end properties on the ocean front, in renowned seaside resorts, are holding steady especially around Le bassin d’Arcachon where the four Barnes agencies (Arcachon, Pyla, plus two in Le Cap-Ferret) have chalked up the same sales volume as last year. “Our market is still encouraging and very lively,” confirms Jean Anselyn, Associate Manager of Barnes bassin d’Arcachon.

“The TGV connecting Paris Montparnasse to Arcachon in less than 3 hrs, and Bordeaux in 2 hrs 45 mins, has been a sizeable asset, especially since the appearance of teleworking. Some Parisians now establish their main homes here, only travelling to their offices for meetings and appointments once a week.”

Properties posted from 1.5 million euros - the entry point to the luxury market - are seeing strong demand. Furthermore, since 2022 the Barnes bassin d’Arcachon agencies have proposed a seasonal rental service, also meeting with great success. In all the various areas, Barnes clients are presented with a wide array of proposals meeting requirements for main, second or semi-main residences, whether villas or desirable front-row apartments. What about prices ?

“They remain stable ; we are seeing some bargaining, from 5 to 8 % on average.”

On the micro-market of Le Pyla-sur-Mer, a good number of transactions are orchestrated by Barnes in total confidentiality. “Managing files for our very up-market clientele is one of Barnes’ strong points.
