Hyères : an attractive market

A fabulous climate, beaches, many activities proposed year-round, the quality of the environment, and a good reputation in terms of security in this town on a human scale and its surrounding area, all draw a clientele comprised of the actively employed and young retirees, looking for either permanent or holiday homes

Hyères and its peninsula offer a coastline of 39 km with no concrete buildings, composed of sandy beaches and wild rocky creeks.

A family-run agency specializing in sales in Hyères and its near outskirts, the Agence Verdino - Groupe Grech is run by Carole Verdino. "After joining in late 2019 the Groupe Grech which benefits from 60 years of experience in real estate, we also handle rentals, rental management, property trusteeship and business premises. Demand for second and semi-main homes is constantly on the rise. Hyères is sought-after, though La Londe-les-Maures, Carqueiranne and the Giens peninsula are also seeing good demand. Being close to the sea remains the top priority. Currently, however, clients have to contend with slim offerings." By way of example, Carole Verdino mentions a 1-bedroom apartment of 25 m2 on the seafront in Lalonde. Benefiting from a loggia and private parking place, this pied-à-terre, not requiring renovation, is up for sale at 143,000 €. In high demand, but also few and far between on the market, family homes near the beaches are dreams for many buyers. The Agence Verdino is currently offering a charming house of 145 m2 in mature grounds of 1,000 m2. In need of a revamp, this property with 4 bedrooms and a mezzanine of 30 m2 is just a 2-minute walk to the beach in a well-preserved environment on the Giens peninsula. Proposed as a long-term leasehold of 40 years, it is priced at 699,000 €. "Leashold properties comprise one of the special features of the peninsula's micro-market. Most of the clients looking to buy in this area are familiar with the concept of these long-term leasehold contracts."

Based in the centre of Hyères since 1966, the Cabinet Ripoll is an independent family-run agency which has developed expertise in all aspects of real estate : sales, rentals, management and trusteeship, within a perimeter centered around the communes of Hyères, La Londe Les Maures, Carqueiranne and La Crau. Specializing more in transactions concerning year-round residences, Sales Manager Cyrille Tizon also describes a market that is stretched, especially for houses. Buyers are presented with a slightly broader array of offerings for apartments in Hyères and Carqueiranne. For exemple, the Cabinet Ripoll's recently sold a town house of 130 m2 in the centre of Carqueiranne at 450.000 € and a beautiful apartment of 110 m2 on the top floor of a new development in the centre of Hyères. Prolonged by a terrace of 30 m2 and benefiting from a garage, it sold for 640,000 €. "Targetted by both first-time buyers and rental investors, apartments with 1 or 2 main rooms priced from 110,000 € do not stay long on the market. Today, clients have to act fast as soon as a suitable property appears. This is a very vigorous market."
