In search of authenticity, buyers now give preference to traditional residences set back from the coast.
Under Philippe Jager’s management, Jager Immobilier has operated for the past 20 years in Grimaud.
Over 85 % of the agency’s clientele is comprised of buyers of second homes, which are nevertheless likely to be occupied several months a year, especially since the democratization of teleworking.
“During the pandemic, the market was marked by a significant rise in demand and depletion of supply. Over the past 18 months, a rebalancing act has been underway, with buyers shifting from contemporary properties enjoying views of the sea to those offering Provençal architecture, more discreet, with larger surface areas, and benefiting from a country environment, a few kilometres from the coast.” Philippe Jager explains that the market is composed of an equal share of French and foreign buyers - Belgian, Swiss, German and American, in particular.
“Today, the market in the Gulf of Saint-Tropez is marked by a real search for authenticity on the part of buyers. The core target is now the traditional home, surrounded by vineyards or olive-groves, set back from the coast and near a village. At the same time, the slowdown in sales and a slight decline in prices bear witness to a kind of wait-and-see approach, though the appeal of our region and the quality of our proposals preserve the local market from bottlenecks being seen in other regions.”
