Guéthary, an insider address

Ideally located at the edge of the ocean, between Biarritz and Saint-Jean-de-Luz, Guéthary is well-known for its picturesque charm and an incomparably laid-back lifestyle.

Internationally renowned for its waves, the Parlementia beach draws surfers from all around the world. The smallest village on La Côte Basque, Guéthary was once a whaling harbour, then a fishing village, before becoming a charming seaside resort, now home to about 1,350 year-round residents.

Known as “La Petite Saint-Tropez de la Côte Basque”, Guéthary is a commune highly prized by French and foreign buyers who appreciate its laid-back lifestyle, and its property market proposing pretty architecture dominated by the neo-Basque style.

“In Guéthary, life is enjoyable in all four seasons, with the village livening up in summer to offer a convivial atmosphere. Its many restaurants are spots for getting together for families and groups of friends who return here in all loyalty each year,”

explains Chantal Marthan, who launched Guéthary Immobilier two decades ago.

“The first half of 2024 has confirmed a gradual recovery as compared to 2023. Offerings are now more numerous in Guéthary and Bidart, especially with the marketing of several apartments that owners have decided to sell following the decree of March 1st, 2023, limiting seasonal rentals of furnished tourist accommodation in Le Pays Basque.”

Chantal Marthan currently proposes several fine apartments offering views of the ocean. Posting a slight decline, prices remain relatively stable, yet bargaining is more widespread than in previous years. On the other hand, the luxury market is doing well, even though decision-making is not made easy by this electoral period. As examples of properties representing good opportunities proposed by Guéthary Immobilier, Chantal Marthan mentions a family property of 186 m2 split into two parts, enjoying views of the ocean and mountains.

Near the beaches, these houses requiring renovation were built in the 1960’s in grounds of over 1,700 m2, and are presented at 1,650,000 €. Another example is an apartment of 100 m2 on the first floor of a charming Basque house split into four lots, within walking distance of the beach, behind the Villa l’Arche. Benefiting from a private parking place, this light and airy apartment with 4 main rooms, extended by a balcony-terrace with a view of the mountains and a glimpse of the ocean, is on offer at 954,000 €.
