Just 10 km from Saint-Tropez, Grimaud lies between land and sea. Its charming, well-preserved medieval village is known for its narrow, flowery, cobbled streets. In the surrounding area, neighbourhoods home to substantial properties and large family villas comprise most of its real-estate market.

"In the past two years, many clients from French cities and large towns have set their hearts on natural greenery. Our address wins them over from all points of view. 50-60 year-old couples start to think about retirement. They look for a pleasant villa as a second home, with potential to become their year-round residence when the time comes. Others, more in their forties, want to move to the South of France while opting to work from home. In all cases, properties meeting their desires are becoming scarce, especially as some sellers, aware of the significance of owning a house in the South, are not really in a hurry to sell if not faced by an urgent situation." Due to this steady demand, buyers have be very patient.

"Today, a property of quality offered at market price sells in less than a month. The market is so tight that transactions we orchestrate are now concluded without any bargaining. We have a waiting-list of serious buyers whose criteria make perfect sense." What about prices ? "Even with rarer availabilities, prices are still pretty stable, but firm. Only properties that are irreproachable from all points of view can envisage an offering price boosted by 10%."

"Today, the starting-price for a 4-bedroomed house in peaceful grounds with a pool not far from the village is 1 million euros, while a village house benefiting from an outdoor area - a small garden or terrace - will be priced from 700,000 €." And the future ? "We have understood that henceforth the market can evolve completely in just a few months. It currently seems as if we are returning to a kind of normality.
