Good neighbourhoods with quality lifestyles in Bordeaux and their prices

Following years of euphoria fuelled by the city's modernization and high level of appeal, Bordeaux's property market has regained its cruising speed. According to Pascal Boulonne, Manager of La Bordelaise de l’Immobilier, opportunities are on the agenda with prices 10 % lower on average along with an updated array of proposals.

Saint-Augustin : a village atmosphere within the city

"Saint-Augustin benefits from Tram A transport and hosts the CHU (University Hospital Centre) of Bordeaux. It is a village in a city, recognized for its thriving community life at the foot of the church and on its shopping street, Rue Jenny Lepreux. Here, families will find pleasant houses with gardens, and all amenities close by around Rue Moni, Rue Berruer, Rue du Grand Maurian and Rue Valentin Hauy," explains Stéphane Lalanne, whose agency is located in the neighbourhood where she also lives. Lovely houses and "échoppes" line the streets, offering intimate gardens at the rear. It takes a bike-ride of about 20 minutes to reach the railway station.

Nansouty : Bohemian-chic neighbourhood

Ideal for both families and couples without children, "Nansouty offers pretty streets full of "échoppes" and a delightful neighbourhood lifestyle with a Bohemian-chic atmosphere," says Stéphane Lalanne. Place Nansouty is a 20-minute walk from the station - 15 minutes by direct bus on Ligne 9. This neighbourhood is also near the centre of Bordeaux. Over the past few years, it has been transformed and now proposes lots of addresses - wine cellars, fine grocery stores - and restaurants of quality. Nansouty is thus an excellent choice for living in a lively, historic, but non-snobbish neighbourhood, near the hyper-centre of Bordeaux and the station. As for prices, Nansouty is more affordable than the city centre and other sought-after neighbourhoods such as Saint-Genès or Les Chartrons. The price per sq. metre is around 4,800 € and buyers can still unearth a stone "échoppe" with a garden here. "It is a neighbourhood where you also find small surface areas for rental investments : students and young employees appreciate this area close to the centre of Bordeaux," says Stéphane Lalanne.

Les Chartrons : an ultra-trendy neighbourhood

The favourite neighbourhood of Parisians drawn to Bordeaux is Les Chartrons. Highly-prized, sought after by both esthetic urban couples and families, Les Chartrons is the flagship neighbourhood in the capital of La Gironde. And it indeed offers a good number of assets. "A lively neighbourhood characterized by little food shops, independent boutiques, trendy cafés, bistros… It is ideal for urban families and couples without children," says Stéphane Lalanne. Rue Notre-Dame, its neaby cobbled streets and the marketplace of Les Chartrons embody its soul, both artistic and high-end. To reach the station, it takes a 25-minute tram ride on Ligne C, from the Paul Doumer station. If you are looking for a trendy Bordeaux, this is where you will unpack your bags, at an average price of about 5,300 € per sq. metre.

Les Allées de Tourny and Le Jardin Public : Haussmann-style chic in Bordeaux

In another ambiance, Les Allées de Tourny and Le Jardin Public propose luxurious environments of classic elegance. Very handsome Haussmann apartments with high moulded ceilings and parquet floors, a few bourgeois houses and private mansions also line the residential streets in the Fondaudège neighbourhood. Tram D connects this area directly to the station in less than 20 minutes. Obviously, even in periods seeing declines, prices here remain very high : it is the most expensive neighbourhood in Bordeaux.

Saint Bruno and Tondu : proximity to the hyper-centre

Very close to the centre and Mériadeck, Saint-Bruno is a neighbourhood keeping pace with the rhythm of the city. It is an interesting sector allowing you to benefit from Bordeaux on foot while being close to the station (17 minutes by bike). Saint-Bruno and neighbourhoods next to Place Gaviniès and around Rue Le Tondu are sought-after addresses thanks to their proximité to the city centre. Charming stone houses with gardens can be found here (from 500,000 to 2 million euros) and apartments in well-maintained residences.

Caudéran : an opportunity to benefit from a prized neighbourhood with the new express bus

Formerly a commune on the periphery of Bordeaux, Caudéran has now become a fully-fleged neighbourhood within the city. Chic and peaceful, it draws families thanks to its schools of high quality, a wide choice of artistic and sports activities, and its quietness. The area stretches from the boulevards as far as Mérignac. Part of the neighbourhood lies next to the Parc Bordelais, with streets edged with majestic bourgeois houses. In its centre, an organic market is held once a week. Here, prices are holding steady at relatively high levels, and buyers can find large houses with gardens as well as high-end apartments. A little further on, Stéhelin posts more appealing prices and larger grounds. Eagerly awaited, the arrival of the express bus should enliven the neighbourhood of Caudéran which has long suffered from the lack of a tramway linking it to the centre of Bordeaux. The express bus line, direct to the Saint-Jean station, is a real asset. It is thus a fine opportunity to live in a privileged family neighbourhood, easily accessible from the station since the summer of 2024.

Saint-Genès : an up-market neighbourhood in Bordeaux

"Less Parisian but very chic Bordelais, the intra-boulevard Saint-Genès neighbourhood is full of lovely bourgeois houses and private mansions with gardens, much appreciated by demanding families wanting their children to attend the school named after it. The Saint-Genès neighbourhood on the other side of the boulevard is also ideal for those dreaming of a stone house with a garden : pretty, quiet streets with "échoppes", proximity shops and a pleasant neighbourhood lifestyle," explains Stéphane Lalanne. Its main asset when working in Paris ? Benefiting from a cosy, ultra-privileged setting a 15-minute bike-ride to the station (25 minutes by bus), but also closeness to the hyper-centre of Bordeaux.

Focus on contemporary properties

For Espaces Atypiques, which are the most popular areas in Bordeaux for contemporary properties ? "The most sought-after neighbourhoods for properties we propose are Les Chartrons and Caudéran. They both attract a well-to-do clientele looking for contemporary properties of quality." A neighbourhood to be followed closely ? "With its old buildings perfectly renovated, Saint-Michel is drawing more and more clients who appreciate the neighbourhood's lively character and want to depart from the beaten track. Bacalan and La Bastide, long forgotten as they lie at the far ends of the city, are revealing more and more little gems in the guise of houses renovated by architects," confides Clément Kaufmann, at the helm of Espaces Atypiques Bordeaux.
