Desirable addresses in and around Aix

A spa town admired for its art and history, the old capital of Provence plays host to many museums, art centres and foundations, as well as a world-renowned opera and ballet festival held each year. Within its perimeter, peaceful green communes draw a clientele of aesthetes.

Aix’s property market remains very lively. “Particularly prized by many Parisians and certain foreign buyers, Aix’s fine addresses always attract steady demand,” explains François Le Troquer, Manager of the prestigious Agence Barnes which, from January, will welcome its clients in its new premises in the Hôtel du Poët, a noble 17th-C. mansion on Place Forbin, at the top end of Cours Mirabeau.

“The neighbourhood of Les Pinchinats, Le Tholonet and Eguilles are still addresses sought after by the Barnes clientele. We are also seeing growing interest in the southern part of town where we are handling an increasing number of sales. Since the pandemic, clients in search of large gardens no longer hesitate to look a little further beyond the town’s near perimeter. Communes such as Le Puy-Sainte-Réparade are increasingly appealing. We in fact propose outstanding properties over 1 hour from Aix, like a 363-acre estate in Le Verdon or a château in Mane, in Les Alpes de Haute Provence. Our strategy is to offer clients wanting to enjoy the art of living in Provence exceptional properties whether in Aix, Le Luberon, Les Alpilles or Les Alpes de Hautes Provence.”

Launched in 2016, the Aix Provence Immobilier agency specializes in sales and rentals of prestigious high-end properties in Aix-en-Provence and its surrounding villages. Most of the properties are entrusted to the agency on a “sole mandate” basis. Still undergoing development, the agency’s team provides personalized service to all its clients, mainly comprised of buyers from northern France, but also a local clientele of senior employees and self-employed professionals.

“Our property portfolio largely consists of properties on offer from 400,000 to 900,000 € for high-class apartments, from 500,000 to 2 million euros for villas, and exceptional properties such as a Californian-style house of 225 m² in grounds of 1,500 m² with a pool in Ventabren. Offering breathtaking views and luxurious appointments, it is currently under offer with the agency and one of its partners, at 2.4 million euros.”

Benefiting from an excellent local network, the agency also specializes in properties proposed on a “viager” basis as, for example, a house of 140 m² with an independent studio. Located north of Aix en Provence, it was recently sold by the agency for a round sum, still occupied by its single owner. How does Luc Paccioni see the near future for his market ?

“Whether in Aix or its surrounding communes, we know that construction of new residences is likely to slow down. We can therefore assume that buyers will fall back on older properties. Given the current appeal of Aix’s property market, we strongly invite buyers to position themselves in terms of price as soon as a property meets their requirements.”
