Côte Landaise: a gentle recovery

Renowned for the enjoyment offered by its privileged natural setting, the area south-west of the Atlantic coastline maintains its appeal among clients in search of an authentic lifestyle both elegant, natural and relaxed.

Stunning landscapes between forest and ocean, high-quality living conditions, a family mindset both casual and sporty, biking trails, golf-clubs, surfing... The département of Les Landes offers a highly-prized lifestyle. Following the post-Covid era marked by spectacular price rises, the property market in Les Landes first settled down before suffering a clear setback in 2023. The region’s appeal has, however, remained 100% intact.

“The first signs of a recovery were felt from the start of 2024. Which promises a positive result for this year and thus encouraging prospects for this final quarter, compared to the general situation in France, our region has been relatively spared from declines in the number of transactions. In fact, in our agencies, the balance sheet for 2024 looks as if it will be better than that of 2023 ! We remain convinced of the attractiveness of our geographic sector, even though post-Covid euphoria is obviously well behind us.”

says Serge Pilke, founder of the Terres & Océan agencies in Hossegor and Biarritz. Today, the market is dictating its desire for fair prices. As an example of properties currently available in ossegor, Serge Pilke mentions a 1-storey house of 200 m2 in a residential area near the lake and town centre. In grounds of 1,500 m2, this villa of over 200 m2 offering generous volumes is up for sale at 1,100,000 €. Another example of a rare opportunity is a top-floor apartment of 88 m2 extended by a huge terrace of 85 m2. In need of a revamp, this property featuring a cathedral lounge with a hearth is also on offer at 1,100,000 €. What about the top end of the market ?

“Very desirable properties in the coastal area have only been slightly affected by the slowdown. Buyer profiles clearly fall into two categories. Firstly, those who do not take geo-political or economic uncertainties into account, convinced that their investment in bricks and mortar in Les Landes will remain a sound value ; secondly, buyers who prefer to wait and see, wanting to observe the evolution of the situation before carrying out their plans.”

Over the past few months, the easing of conditions for obtaining a mortgage should contribute towards giving this property market a further boost.
