Charm and character in Bordeaux Finally stable ?

It seems that a slowdown has indeed begun in Bordeaux. Following years of euphoria after the arrival of the LGV train service, the market seems to have attained its cruising speed. Properties that benefited most during the pandemic are homes of charm and character with outdoor areas. Update…

Since 1975, the family-run agency Lalanne Immobilier with its team of 10 has developed, in Bordeaux and the entire metropolis, rental and rental management services for over 700 properties, plus transactions with recognized expertise in the sale of “échoppes” : single-storey town houses built between the Second Empire and the pre-war period. Very highly-prized, they are now rarely found in their original condition.

Over the decades, they have been renovated, extended or have even added on an extra floor.

“In all, there are about 11,000 “échoppes” within the metropolis. Along with houses built of stone, they form part of historic properties acclaimed by a clientele in search of authenticity. Our agency has handled the sales of thousands of them. We provide assistance for our clients, both buyers and sellers, in total upgrading of this type of property,”

explains Stéphane Lalanne, representing the third generation of managers of this agency founded by her grandfather. By way of example, she mentions an “échoppe” of 95 m2 in the Caudéran neighbourhood. Offering three bedrooms and a garden of 120 m2, it is up for sale at 485,000 €. “This type of “échoppe” appeals to families as they have several bedrooms, their gardens are of sizes required by parents, and furthermore, this one is close to schools.” Smaller “échoppes” with gardens from 30 to 40 m2 sell more easily to young working couples with no children, and budgets of around 300,000 €, or retirees newly arriving in Bordeaux, wanting a bedroom and bathroom on the ground floor.

In addition to “échoppes”, the Lalanne agency proposes a portfolio of properties of various kinds. “The market is becoming more settled after the frenzy we saw from 2018 to 2020. Since the pandemic, houses with gardens and apartments with generous outdoor areas are the most widely sought-after.”

Managed by Hamid Abkar, with 29 years of experience in real estate in Bordeaux and the surrounding area, the agency HA Immobiliers focuses on sales and rentals of all kinds of properties, many offering character and prestige.

“After these years of euphoria, it would be great to get back to a more serene market. A plethora of professionals, the majority consisting of newcomers not working in serious agencies with any real knowledge of the market, has given rise to a lack of transparency in terms of both prices and the way in which the estate agent’s role is seen. Today, our network, the grapevine, and our address book compiled over the years, enable us to present properties of quality, correctly estimated and valued at their true worth. It is not rare that I orchestrate my sales off-market to guarantee peace of mind and confidentiality for clients, both buyers and sellers, who entrust me with their projects.”

Today, buyers are still looking for homes, and arrive with budgets that correspond to their needs.
