Cavaillon and its nearby areas : a buoyant market

At the gateway to the Luberon, Cavaillon and its surrounding villages propose properties of character in a very pleasant environment. An area in which transactions are moving along at a lively pace, especially due to attractively lower prices.
Known as the “capital of melons”, Cavaillon benefits from a privileged location in the valley of the Durance and the Luberon’s Regional Nature Park, ideal for discovering regions which are absolute musts in Provence : the very touristy Luberon and Alpilles, close by, and the areas around Avignon and Aix-en-Provence, about 20 and 50 km away respectively. Surrounded by villages of real charme, the commune itself boasts a rich architectural legacy (Arc Antique, Cathédrale Notre-Dame-et-Saint-Véran, Chapelle d’Ermitage…) and offers a busy cultural life which includes several festivals. Cavaillon is, in fact, a town with over 25,000 residents benefiting from well-developed infrastructures : SNCF train station, A7 motorway, lots of shops, schools covering the entire age-range, a hospital centre…
Negotiators and associate manageresses of Cheval Blanc Immobilier (handling sales and rentals), Aïchouche Sarri and Mireille Trousse have been based in Cheval-Blanc since 2001, just 10 minutes from Cavaillon, and in fact its closest village : “The decline in prices seen over the past few years combined with record low mortgage rates have led here to strong demand. We therefore see lots of sales on an on-going basis, especially in the case of properties priced under 250,000 €, and those on offer above 400,000 €, which appeal to first-time buyers for the first, and clients selling a property in order to settle in the region for the second”. By way of example, the agency recently sold a terraced “mas” of approx. 100 m2 with a garden of 400 m2, priced at 160,000 € (with some renovation required), a small villa of 70 m2 in need of a revamp, with a garden of 800 m2, at 195,000 €, a “mas” of 200 m2 in 5,000 m2 of grounds with several annexes and a pool, at 420,000 €, and finally a large villa with quality appointments in grounds of 1,500 m2 with a pool, at 520,000 €. “Since owners have been able to sell off plots of land, a considerable number of building plots from 400 to 500 m2 have also found takers at prices under 100,000 €.”
Founder and manageress of the the agency Un Mas en Provence, Marie-Madeleine Nelson has been based in Cabrières-d’Avignon since 1997, less than 15 minutes from Cavaillon. Specializing in “mas” and prestige properties (80 % of her activity), she confirms the market’s liveliness : “We saw a real upturn in activity in 2015, especially in the spring and summer. It can be explained by the decline in prices witnessed over the past three years or so, which made the area very appealing, and that of the euro, which boosted interest even further in this market dominated by holiday homes. We are in fact seeing growing demand from Swiss and British buyers, the latter keen on old stone and extensive grounds - typical of renovated old farmhouses with lots of character -, while the Swiss give priority to comfort, modern equipment, and closeness to villages”. Otherwise, the agency’s clientele is comprised of Belgian, German, Dutch, and a large share of French buyers. “For example, we recently handled the sale of a house of 155 m2 in Cabrières-d’Avignon, in grounds of 1,500 m2 with a pool, priced at 650,000 €, another of 150 m2 in grounds of 3,700 m2 with a pool, at 790,000 €, and a property of 105 m2 in Gordes with a garden of 550 m2 and a pool, at 500,000 €.”
