“It has clearly seen a slowdown in the number of sales, though prices remain stable, which is not the case all over France… Here, we are fortunate to see remarkable price stability still maintained. The only snag is the scarcity of available properties, of whatever kind.”
Cannes and Juan-les-Pins, protected markets

Both effervescent and peaceful, glamorous and authentic, the area comprised of Cannes and Cap d’Antibes-Juan-les-Pins continues to dominate buyers’ dreams. Embodying well-preserved beauty and wellness, this property market remains a sound value on the international scene.
Launched in 2002, the French-Scandinavian agency AAA Riviera Properties based in Sophia Antipolis handles sales and exclusive search mandates all over the Côte d’Azur (from Menton to Saint-Tropez) and, more recently, the countryside sector in Le Var. In 2018 it opened an agency in Cannes, a short walk from the Croisette, and, more recently, another in Juan-les-Pins, at 21 avenue Docteur Dautheville. “In our profession, digital tools are a bonus which are essential, though nothing can replace a physical agency with a window.
Our head office is located in Sophia-Antipolis and we have a sales office in Oslo in Norway, but I have always been convinced of the importance of a classic agency in towns where we offer properties. Human contact is essential,” says Markus Daae-Lyshaug, Manager of AAA Riviera Properties with his partners Véronique Rugland, Nina and Erik Fougner. And the market, heading into the end of 2023 ?
More about prices ? “In a way, they have returned to their 2008 level. With the exception of a villa with a sea view on the hills of Cannes, on offer three years ago somewhere between 3 and 4 million euros, now worth around 5 million euros - and you still have to find it ! Buyers are confronted by very slim offerings. Today’s buyers benefiting from budgets of around 3 million euros turn their attention to Mouans-Sartoux or Vence for a villa with a commanding view of the sea. Even Mougins now posts prices close to those of Cannes.”
Currently suffering from an unfavourable exchange rate, few Scandinavians are looking to buy. Some are sellers, enabling AAA Riviera Properties to present new properties of quality on a regular basis, mostly acting as sole agent.
