Cagnes-sur-Mer and its surrounding area

The 5th largest town in the Alpes-Maritimes, Cagnes-sur-Mer is home to some 50,000 residents. Benefiting from a fully enchanced seafront ideal for family outings, the commune offers a varied and well-balanced property market.
Specializing in the Saint-Laurent-du-Var and Cagnes-sur-Mer areas for the past 17 years, Thierry Lallemand joined the Cabinet Boutet, a family-run agency which has focused on property management and rentals since 1986. For slightly less than a year, it has also been developing its sales activites from Nice to Cannes, with directors Nicolas and Caroline Boutet at the helm. “Cagnes-sur-Mer is a well-balanced market with a go-ahead outlook,” says Thierry Lallemand. “With its attractive seafront, the restructuring of its town centre, large new sites such as Polygone Riviera, and repositioning of the water treatment plant, the commune benefits from a very positive image. Most of the sales we handle here involve main homes for the locally employed. 1- and 2-bedroomed apartments – comprising 60 % of the town’s accommodation - are the most widely sought-after.” Thierry Lallemand’s last four sales in Cagnes-sur-Mer were 1-bedroomed apartments priced from 185,000 to 250,000 €. A sea view is inevitably a bonus which can account for 5 to 10 % of the sales price. What about houses ? “The market for villas is thinner in Cagnes-sur-Mer ; some areas are popular such as Le Chemin du Pain de Sucre, or the seafront with its small fishermen’s houses which, if they ever come up for sale, fetch from 4,000 to 5,000 € per sq.m dependng on their condition and precise location.” Prestigious properties in Cagnes-sur-Mer can also be found in the Agence Boutet’s portfolio, such as a tastefully renovated neo-Provençal villa of 320 m2 up on the hills. Offering 4 bedrooms and a self-contained 1-bedroom apartment, this property in grounds of 1,400 m2 with a pool and panoramic views is up for sale at 1,250,000 €.
In an ideal location at the entrance to Cagnes-sur-Mer, the estate “Les Hauts de Vaugrenier” on the commune of Villeneuve-Loubet occupies about 321 acres, harmoniously shared out between natural greenery, lakes and “hamlets” hosting a total 1,500 homes offering simple architecture and a very pleasant lifestyle. It is in this oasis of greenery synonymous with prestige and quietness that Anne Jacquet has managed and developed her agency, L’Immobilière de Vaugrenier, since 1997, orchestrating transactions all over the Côte d’Azur from Monaco to Mandelieu. This expert who is perfectly familiar with each of her properties from the most classic, suitable as main homes for first-time buyers (whom she assists step by step in the great adventure of a first acquisition), to prestige properties, is particularly well-known for the care and quality with which she handles each sale : “Personalized service has become our trademark and bespoke assistance is a value I hand on to my team”. It is thus surrounded by a young, dynamic team that Anne Jacquet provides clients with enlightened advice and assistance in the completion of their real-estate projects. This insistance on efficiency is not limited solely to the Hauts de Vaugrenier, but applies to the entire Côte d’Azur.
