BORDEAUX, RIGHT BANK

The land of Merlot, here the N°1 grape variety, the Right Bank of the Garonne has opened up since the tramway made its appearance. Embellished by the Botanical Gardens, the right bank notably plays host to brownfield sites transformed into lofts designed by architects. The speciality of Architectures Immobilier.

Previously known as Ateliers, Lofts et Associés, Architectures is launching a new agency at the end of this year on the main street of Latresne, a charming commune belonging to the urban area of Bordeaux, in the protected sector of L’Entre-deux-Mers. A pioneer in selecting unusual, contemporary properties of character with a soul and a sense of architecture, the firm has honed its expertise and its network over the past 25 years in France, and for over 17 years in the Bordeaux region. “In our eyes, the Right Bank is an extraordinary playfield,” says Vanessa Condom-Garibaldi, Manageress of Architectures Bordeaux, and this new agency, along with Alix Martin, a former notary.

“Here you find very desirable homes designed by architects, as well as old barns and wine cellars, often still endowed with their original noble features. Keen on rehabilitation, our esthetic clientele, comprised of both professionals and private individuals, search for these gems, often unsuspected. They know that we have always had properties corresponding to their different lifestyles to propose, some of them quite exceptional.”

For Architectures, “exceptional” does not imply “very expensive” or even “large scale”. Properties proposed in its portfolio include a studio restructured by an interior architect, as much in its place as a private mansion re-looked in contemporary style. What counts is the property’s originality, layout, and address. Prized for their pleasant lifestyles within natural scenery at the gateway to Bordeaux, the communes of Bouliac, Latresne, Quinsac and Langoiran draw Bordelais clients willing to cross the Garonne for living conditions of higher quality, buyers from the Parisian region, and a few foreign clients who do not hesitate to extend their searches to the midst of nature.

“After the Pont de Pierre, the right bank of the Garonne is also brimming with lofts in old warehouses, artfully transformed,” explains Vanessa Condom-Garibaldi.

Examples of properties proposed or sold by Architectures Bordeaux Rive Droite include a former cooper’s workshop of 160 m2, fully rehabilitated and restructured as a house. On the central square of Quinsac, this property giving onto a pleasant outdoor area of 40 m2 is proposed at 542,000 €. Then there is an architect-designed house in Floirac, hiding in a vast leafy garden, or a loft of over 200 m2 at the heart of La Bastide, which sold in just three weeks last summer. “We are also proposing, as sole agents but with our partner Architecture de Collection, an outstanding property, signed by architects Lacaton & Vassal, winners of a Pritzker Prize in 2021, whose file can be sent by request.”
