Bordeaux, blue chip value

Since it has been only two hours from Paris thanks to the LGV train line, Bordeaux has chalked up enormous appeal. Following unprecedented popularity and soaring prices, the property market now seems to be stabilizing.

Seen as France’s most atttactive provincial city, Bordeaux fell victim to its success up until 2019, attaining record prices. The reasons for this attractiveness ? The arrival of the tramway, renovation work carried out on the quaysides, introduction of the Paris-Bordeaux LGV line, and connection with the Atlantic coast. Nevertheless, after a rise of 40 % in prices over the past decade, a slowdown now seems to be well underway ; the property market seems to be more well-balanced, more serene.

Demand for properties with exclusive appointments continues to mark the city centre, where the historic part of the city boasts 18th-C. and 19th-C. buildings, as well as highly coveted houses of character. Operating from the heart of Bordeaux’s Golden Triangle since 2013, and in Le Buscat since 2020, Barnes estate agencies propose luxury properties and prime locations to a clientele comprised of Bordeaux residents and buyers from elsewhere, including a vast majority of Parisians and ex-pats preparing their return to France.

“2022 is characterized by a very active market ; to date, our sales volume is 29% higher than in 2021. We are still seeing very strong demand for family residences, priced on average at 6,000 € per sq.m in the centre, from 6,500 to 7,500 € per sq.m for renovated houses in sought-after neighbourhoods, and at prices exceeding this bracket for properties with very refined appointments and prestigious addresses, such as those overlooking the Jardin Public, for example. As for apartments, the average price is 5,800 € per sq.m and can also rise depending on the property’s quality and location. Apartments with no outdoor areas are less popular than before the pandemic, though prestige properties - superbly renovated old apartments and fine contemporary homes - still find takers,”

explains the agency’s managing partner, Aymeric Sabatié-Garat. By way of example, he mentions the recent sale of two very prestigious apartments priced at around 10,000 € per sq.m, due to their desirable addresses and the quality of their appointments. Since January, however, houses have accounted for sales volume over 40 % higher than that of apartments : a strong trend with Barnes. What about small properties ?

Backed by efficient digital and virtual tools, the Barnes agencies continue to offer their clients top-notch services. Virtual and visio tours are now absolute musts for clients not here on the spot. Some now take up their positions as soon as they have made their virtual tours, fully aware that a property of quality and meeting their criteria never remains on the market for long in Bordeaux.
