“It is even more tense than in previous years, characterized in particular by a real gap between supply and ever stronger demand, even if it has proven in 2023 to be more irregular than in previous years, particularly due to soaring interest rates. Even so, prices have remained stable.”
Within the context of high inflation, soaring co-ownership charges and taxes have become too heavy for some owners, mainly rental investors and/or foreigners (Monégasques), who sell their properties out of frustration and invest elsewhere. Here, however, in the Agence Régionale, properties of quality continue to satisfy serious clients in search of an efficient, professional intermediary. Sales specialist Déborah Isaia mentions marked enthusiasm among buyers in Roquebrune and La Turbie, often working in Monaco, for large apartments with terraces, priced from 600,000 €, and villas with gardens and elevated views, ideally of the sea, from 1 to 2 million euros, which may well be multiplied by three or four for the most exclusive properties. From diverse regions of France, but also from abroad - Scandinavia, the USA, Germany, the UK and Italy -, clients focusing on Menton are looking more for a central apartment, modern or bourgeois, close to both amenities and the beaches. Today, a 1-bedroom apartment in Menton can be found from 250,000 €, a 2-bedroomed apartment from 350,000 €. “This year, we have seen fewer offerings and a slowdown in demand,” says Déborah Isaia. “Even so, our market remains stable as many clients are not subject to financing requirements that have become more drastic. Our main aim at the Agence Edouard 7 is to ensure that our proposals correspond to each client’s needs.”
