Arcachon : a privileged address

Between central apartments and seafront villas, Arcachon’s property market is fraught with rare availabilities and volatile prices.

Prices in the town centre are around 7,000 to 8,000 € per sq.m, and can attain 10,000 € for apartments offering a view of the bay.” Knocked off-balance by demand strongly outstripping supply, Arcachon’s property market has seen significant sales volume since the lifting of the lockdown, which has inevitably had an upward impact on prices. “Marketing of new homes has been subjected to a slowdown over the past year, so buyers have fallen back on recent properties, which account for more than half of our transactions.” The market for new properties is, however, picking up, thanks to marketing of new developments in Arcachon or close by, such as the Villa Plaisance – high-end apartments and villas scheduled for delivery by 2021 - and the Résidence des Dunes, benefiting from a prime location in the Ville d’Hiver. It offers 1- to 3-bedroomed apartments with terraces or balconies from 285,000 €. Arcachon Coaching Immobilier is also known for its bespoke refurbishment and decoration service, “L’Atelier Déco d’ACI”, proposing turnkey apartments revamped and personalized by interior architect Elodie Privat.

Since the Covid-19 crisis, home hunting has awarded priority to properties with outdoor areas, to the extent that this criterion now outweighs that of being close to the beach. “Today’s buyers opt for a semi-permanent home, which is thus called upon to be occupied by the entire family for most of the year. For detached houses, the starting price is over 1 million euros, while apartments in good locations offering views of the sea (rare on this market) are available from 300,000 € for small surface areas. After the confinement period, investors fell like hawks on these properties bringing rental income.”
