A pleasant lifestyle in Nyons

Nicknamed “the Nice of the Alpes Dauphinoises”, Nyons is one of the main agglomerations in the tourist region of the Drôme Provençale. Its micro-climate draws buyers in search of a pleasant lifestyle for their holidays, or all year round.
A family-run agency opened in 1960, Boschi Immobilier has 11 branches and a team of 38 covering the entire Drôme Provençale and northern Vaucluse, and specializing exclusively in sales. “The vast majority of our clients are looking for pretty holiday homes in medium-sized towns or villages surrounded by lovely scenery,” says David Boschi, the third generation of real-estate professionals running the agency. “In Nyons, and the Drôme Provençale in general, buyers are often young retirees in their sixties, from other regions. They are drawn by the area’s micro-climate and peaceful, natural environment : Nyons is the French capital of the olive !”. With budgets ranging from 250,000 to 350,000 €, they willingly opt for a 1-storey villa with 3 bedrooms and a garden of 500 to 800 m2 in a quiet residential neighbourhood, preferably near the town centre. “With a budget of 450,000 €, they can treat themselves to the same type of property with a swimming pool and larger grounds. We also welcome clients from the region around Lyon, Grenoble and Paris looking for year-round homes in the region, ideally benefiting from a pool and a country setting. For this type of property, budgets range from 350,000 to 500,000 € depending on appointments. Finally, some clients who can pay from 700,000 to 800,000 € set their sights on a beautiful “mas” or a fully renovated farmhouse with spacious interiors.” In terms of sales volume, the two years prior to the crisis were especially lively. “Today, prices are still stable, though some clients have not yet returned due to travel restrictions, so resumption of activity has definitely been taking place, but only gradually.” Finally, two new developments are proposed by Boschi Immobilier : one in the town centre, the other on the outskirts, with properties available from 3,000 € per sq.m.
Run by Yann Bonnet, the Bonnet Immobilier agency devotes itself entirely to sales within a 40-km radius around Nyons. “In town, detached villas - at an average price of 300,000 € - constitute the core of demand, though on neighbouring communes, country houses near amenities dominate the market, at an average price of 500,000 €. Most of the buyers are retirees, though we also see different profiles of clients who choose our region with the aim of acquiring holiday homes.” On this market with stable prices and constant sales volume, demand outstrips supply. Demand that has remained steady, also since deconfinement. “Transactions have picked up again, though we are counting on the upcoming opening of the borders to welcome back Belgian and Dutch buyers who are fond of Nyons and its surrounding area.”
