The commune has all the charm of a typical fishing village and the advantages of a modern seaside resort. Alternating sublime expanses of sand and untamed creeks, it offers twelve magnificent beaches, lush vegetation and an international port with 1,100 boat moorings.
The train stations of
Hyères,
Toulon and
Saint-Raphaël are 25, 40 and 70 km away. Only 20 km separate
Le Lavandou from the nearest airport, 120 km from the larger airports of
Nice and
Marseille. The town’s 5,510 inhabitants benefit from on-site supermarkets and a cinema in
La Londe-les-Maures. The many shops, diverse accommodation and good restaurants contribute to the resort’s reputation, also famous for its entertainment programme, which includes summer concerts, the Provençal market, the flower parade, the Fêtes de Saint-Jean, Saint-Pierre and Le Romerage. European Blue Flags, the 1st Regional Prize of the Sea 2008 and the “Ville Fleurie” label recognize the high quality of the water and the very lovely surrounding environment, composed of some eight thousand acres of protected nature.
“In the spring of 2009, the top end of the market - ie. the large sector from 700,000 to 3 million euros -, took the bull by the horns,” enthuses Catherine Godeau of

If negotiations proved to be tougher, occasional residents aged 55 to 70 years old, or wealthy clients in their 40’s from Lyon, Paris, Nord-Pas-de-Calais, Champagne, Belgium, Holland, Germany and even England, are casting their eyes on this peaceful destination. The smallest villa enjoying a panoramic sea view starts at 1 million euros. 2 to 3 million bring properties of 250 to 300 m2, set in grounds of 1,800 m2 or benefitting from direct access to the Med. Curiously, in July, budgets shrank to 250,000-300,000 €, the amount required for 1- or 2-bedroomed apartments in the town centre or at St. Clair. From August onwards, luxury again exercised its charm, while seasonal rentals attained an excellent score. Le Lavandou, which makes its living mainly from tourism, offers a generous choice of neighbourhoods and properties. La Renarde and Super-Lavandou are for fans of elevated positions and sea views. Saint-Clair compensates for less frequent vistas of the Med by offering very high security. The immediate vicinity of the splendid Cap Nègre, Cavalière and Pramousquier are very highly-prized. Even the President of the Republic abandons Brégançon for the First Lady’s family home. If the village itself is not lacking in character, the properties, priced from 5,000 to 8,000 €/m2, rarely offer extensive grounds. Not far from the beaches, “Le Grand Jardin” is home to recently-built residences, secure and functional, with pools, and semi-detached houses which have just risen from the ground. Golf practice ranges and open-air theatre provide entertainment. “The seafront certainly isn’t lagging behind,” says Georges Djavachivili of
John Green Immobiler. The coastal strip mainly proposes individual houses, costing from 1 to 3 million euros. Studios in need of renovation begin at 100,000 €, while an apartment of 130 m2 in perfect condition and opening out to the Mediterranean is worth around 1 million euros. Senior citizens looking for easy maintenance and proximity to amenities are quick to show interest. Developments are as rare as pure investors. Here, personal pleasure combined with the guarantee of a sound investment is the main motivation. “More than a decline, the market has seen a healthy correction in prices, an adjustment which ultimately was quite logical after years of euphoria,” comments George Djavachivili.
