The property market around the Parc Bordelais

The areas surrounding the Parc Bordelais, the largest green space in Bordeaux, propose a property market of high quality in a privileged environment just a short walk from the city centre. Sound investments at high and particularly stable prices.
Inaugurated in 1888, the Parc Bordelais is the largest public park in Bordeaux, covering an area of over 69 acres. Laid out in English style, in the highly-prized neighbourhood of Caudéran, it offers small woodland areas, vast lawns, jogging paths, a lake, zoo, merry-go-round and children’s playgrounds, a puppet theatre, go-kart track and refreshment bar. It is, in fact, a precious provider of fresh air and natural greenery for the city, and a place for relaxation and leisure activities much appreciated by the people of Bordeaux.
Its surrounding areas thus contain highly coveted properties : “Leafy and middle-class, the neighbourhood offers living conditions of excellent quality,” says Catherine Croisel, head negotiator with Square & Hashford, an agency opened in 2007 covering the entire metropolitan area of Bordeaux, as well as the Bassin d’Arcachon. “The presence of reputable private schools and lots of shops is also an undeniable asset. Not forgetting, of course, that the hypercentre is only a 20-minute walk away. The property market here is comprised of late 19th/early 20th century houses built of stone, priced from 4,000 to 4,500 € per sqm. depending on their condition, “échoppes” ranging from 3,500 to 4,500 € per sqm, and apartments in residences built from the 1970’s to 1990’s, available from 3,000 to 3,800 € per sqm. Apartments mainly appeal to seniors, houses are more in demand from a younger, more active clientele.” In this locality, prices demonstrate real stability, comparable to that of properties in the town centre : “For example, a 2-bedroomed apartment of 65 m2 we already sold five years ago for 210,000 € has just found a new owner, at a price which is virtually unchanged”.
