Reignier-Esery, an address as sought-after as ever

Very popular among many executives working across the Swiss border, Reignier-Esery is a charming leafy commune at the gateway to Geneva. An ideal location for these “frontaliers”, who appreciate its peacefulness as much as its dynamism.

At an altitude of 480 metres, extending over 25 km, Reignier-Esery is home to some 7,000 inhabitants. Next to the regional nature park of Le Massif des Bauges, the commune is laid out around the authentic heart of this Savoyard village, surrounded by mountains and crossed by little rivers. Benefiting from all the infrastructures necessary for a pleasant family life-style, Reignier-Esery also offers a good array of sports activities. A prestigious 18-hole golf-course contributes to its reputation. In the past decade, this commune just 7 km from Annemasse has seen a sharp rise in its population figures. Whence the numerous new developments which have appeared over the past few years.

“Our clients, mainly people working across the border, are looking for quiet, practical homes,” says Carole Sanchez, co-manageress of the Immobilier des Rocailles agency. This active market was recently destabilized by announcements made by the BNF, suppressing the exchange floor rate between the Swiss franc and the euro, which had been in force since September, 2011 (1 euro for 1.20 Swiss francs). The result was a sudden rise in the purchasing power of the Swiss and French people employed in Switzerland. “It had a double effect on our property market. Firstly, sales were suddenly blocked. Secondly, many first-time buyers began to search actively for properties on the commune.” With budgets ranging from 350,000 to 420,000 €, these new clients aim for 2- or 3-bedroomed apartments or a small house. “It is currently possible to find a semi-detached house for around 400,000 €.” New developments are also doing well. Posting prices from 3,600 to 4,000 € per sq. metre, they appeal to buyers wanting to make energy savings over the long term.

“Building land has also become a prized commodity since the suppression of the rule concerning the minimum size of building plots, with the introduction of the ALUR scheme,” adds Jean-Louis Egly of the Multicom agency, specializing in building land in the Geneva basin. “Depending on their location and quality, plots sell from 250 to 350 € per sq. metre in Reignier-Esery and the surrounding area.” Only recently available on the market, these new products open up new perspectives for private clients wanting to build their homes at prices now affordable for most of them, but also for numerous builders launching projects for estates of detached or semi-detached houses.
