Properties prices in Blanquefort, Parempuyre et Ludon-Médoc

Communes lying north of Bordeaux and benefiting from the proximity of this dynamic city, Blanquefort, Parempuyre and Ludon-Médoc are set within a scenic environment between vineyards and the river. An appealing fall-back area.
Vast woodlands, vineyards as far as the eye can see, renowned winery estates and residential offerings of quality… Such is the setting offered by Blanquefort (population approx. 15,000), Parempuyre (8,000) and Ludon-Médoc (over 4,000), three communes just 5 to 15 minutes from the quaysides. An atttractive area for Girondins unable to afford the high prices in Bordeaux and looking for tranquillity without being isolated. Especially as the tramway will very soon be extended as far as Blanquefort…
It is in this pleasant town that Nathalie Belgeri, manageress of Cap Emeraude Immobilier, has been based since 2007. This former DPLG architect also covers Parempuyre, Le Pian-Médoc and Ludon-Médoc, even further depending on her clients’ needs : “For a classic house, the price per sq. metre ranges here from 2,300 to 2,500 €, with Blanquefort being the most expensive address. If the property offers quality appointments, a pool or annexes, the price can climb to 3,000 € per sqm”. By way of example, the agency recently sold a renovated 1980’s house of over 140 m2 for 330,000 € and a new villa of over 110 m2 for 295,400 €. As for apartments, one mostly finds 1- and 2-bedroomed examples at about 2,300 € per sqm. “Those with balconies or small gardens are the most highly-prized.” Nathalie Belgeri’s clientele is mainly comprised of the actively employed looking for their second or third homes, followed by first-time buyers and retirees. “Our area offers some excellent opportunities. The choice is wide and prices are now stable. Buyers are, in fact, much in evidence… and have become more demanding. The estate-agent’s role is thus more important than ever…”
Based in Ludon-Médoc, Stéphane Dubernat manages the Cabinet Dubernat, a family-run agency founded in 1963, “one of the first local agencies”. His main sector is Ludon, but also Macau, Parempuyre, Blanquefort, Le Pian-Médoc, and even Bordeaux, depending on his clients’ requirements. “Buyers here are looking for detached houses with small gardens, with budgets ranging from 180,000 to 230,000 €. They are ususally couples with children, aged from 30 to 40 and pursuing middle-level careers. Rarely first-time buyers, they can already put down small deposits.” Amongst his latest sales, Stéphane Dubernat mentions a 1980’s house of 100 m2 in good condition with a garden of 950 m2, priced at 220,000 €. “The deal was done in less than 10 days.” Apartments are usually reserved for rental investors. As for building land, “a plot of 400 m2 costs around 110,000 €”. Stéphane Dubernat has not noticed any price declines in this sector : “Prices are underpinned by the scarcity of building land”.
