Le Beausset, a village with lots of appeal

Ideally located on the “Route des Vins de Bandol”, between Toulon and Marseille, Le Beausset is a charming commune in the Var, home to 9,000 residents. Properties either functional or full of charm can be found here at attractive prices.

With its three school groups, a typical village centre and a full range of the amenities required for family life, Le Beausset attracts many first-time buyers thanks to properties prop­osed at competitive prices compared to the rest of the “département”. “Our clients often work in the Plateau de Signes activity park where one finds the race-track and tourist structures of Le Castellet,” explains Joffrey Brotons, manager of the Cabinet BIG, founded in Le Beausset in 1992. “Lots of couples, one working in Marseille, the other in Toulon, make a strategic choice to move to this commune which is particularly well-connected thanks to the motorway network.” Only 10 km from Bandol, Le Beausset posts prices up to 50 % lower than those in the neighbouring commune. “With a budget of 200,000 €, you can find a very nice 2-bedroomed apartment with a terrace and garage in a residential area.” Here, most of the homes around the old village were built in the 1980’s : apartments cost around 3,200 € per sq. metre. On the other hand, properties in the historic centre are pegged at around 2,500 € per sqm., while apartments in new or very recent developments can attain as much as 3,600 € per sqm. “The market is lively in the case of apartments. Houses on estates with gardens of 400 to 500 m2, priced from 300,000 to 400,000 €, are, however, becoming rare as demand for this type of home is very steady.” This observation is shared by Cap Immo Var, an agency based in Le Beausset since 2006. “2014 has gotten off to a good start ; we have seen a significant rise in the number of contacts, which have led to several completions,” says sales manageress Murielle Cap. While the most widely sought-after home for Cap Immo Var is in fact a 3-bedroomed house with a garden of 700 to 1,000 m2, prestige properties - some offering elevated views of the sea - also form part of real-estate offerings in Le Beausset. The clientele for properties over and above 600,000 € ? “They are over 40 years old, senior executives or self-employed professionals. We also see people who have sold a property or properties in Paris or Lyon, and want to move closer to the sea and/or family.”
