Ecully, a privileged environment at the gateway to Lyon

In 2009, Ecully’s train station was treated to a facelift. The town has four clinics, a municipal swimming pool, boulodrome, multi-purpose hall, gyms, a rugby field, tennis courts and football ground, four parks, two ponds and 345 acres of listed woodland. Not forgetting renowned schools such as the Ecole Centrale, Institut Paul Bocuse and Ecole de Management. Every year, Ecully hosts a comic strip festival. And its popularity is several centuries old. As witnessed by several manor­houses and châteaux which have survived from its past.

“Despite the tense economic climate, Ecully is managing to keep its head above water,” says Franck Pariset of Ecully Immobilier. “The market is notably fuelled by executives and company directors, drawn by the village atmosphere and intelligent town planning.” Families appreciate the infrastructures of the town which is only 5 km from Place Bellecour in Lyon. For detached houses, the average price ranges from 700,000 to 900,000 €, the sum required for a recent villa of 180-200 m2 in grounds of 1,000 m2. Those with a preference for apartments mostly pay from 300,000 to 400,000 € for living space of about 100 m2 with three bedrooms. Apartments in classic buildings range from 3,000 to 3,500 €/m2. Highly-prized Pitance buildings which rose from the ground in the early 1970’s, in parks in the centre with pools and tennis courts, are pegged from 4,000 to 4,800 €/m2, while new resid­ences post prices of around 5,000 €/m2 on average. As far as apartments go, Ecully definitely can’t be matched. In the case of houses, it can be compared with Les Monts d’Or, Saint-Cyr and Saint-Didier.

“The market for houses is lively in the 500,000-900,000 € bracket,” notes François Lafaye of Sainte-Foy Immobilier, with three agencies on the west side of Lyon, including one in Ecully. “Above 900,000 €, potential buyers, somewhat scarce at this time of the year, have very high expectations : an address in the hyper-centre, an old building full of charm or, on the other hand, contemporary architecture with lots of character, generous living space or grounds much larger than the average. Ecully is a luxuriant residential commune, easily accessible thanks to good road networks, once a retreat for silk manufacturers, and undoubtedly the most friendly in the area.” It’s worth noting the diverse choice of housing, a harmonious blend of architecture, well-controlled urban planning interspersed with pleasant green areas. By way of example, apartments range from 2,400 to 4,600 €/m2, exceptions aside, with a diversity allowing for a wider clientele, even though the dominance of the upper socio-professional category leaves no room for doubt. Seniors sell their houses to to treat themselves to spacious apartments in the centre of Ecully, near shops and amenities. Inclined to pay cash, this clientele with high purchasing power is particularly fond of Pitance residences. Likewise, couples going through a divorce abandon their villas to move into apartments. These various movements give rise to high demand for apartments and rising stocks of houses, underscored by a decline in the number of employees transferred to the region, leading to an inevitable drop in the price of houses of around

5-7 % over the past year.
