Charming residences on the right bank of Bordeaux

The up-coming arrival of the LGV train service and high prices in Bordeaux are encouraging buyers to opt for the area around the Prefecture of the Gironde. On its right bank, charming properties can be found offering a setting and lifestyle of real quality.

If you take a bird’s-eye view of Bordeaux, you see that its right bank is a sanctuary of natural greenery. This well-preserved area does not have many suburban homes, but instead some very fine properties brimming with character. Very highly-prized, these residences appeal to all kinds of buyers, as explained by Agnès Wetterwald, manageress of Latresne Immobilier : “Our clients come from many different horizons. 30 % of them are from outside the Gironde and include retirees. In this area, prices rise depending on the properties’ distance from Bordeaux, but, as we explain to buyers, even 15 minutes away, you can still find villages with all the necessary amenities, but where prices can actually double. This can be rather significant, as these charming residences mostly fall into the middle and upper brackets, with average prices of around 400,000 €”. Many of these stylish residences are, of course, old, though the current trend is for buyers to seek out those that have been refurbished or restructured by architects. “Hybrids”, such as a very lovely “chartreuse” in the Latresne sector. Offering living space of 560 m2 in grounds of 9,000 m2, it combines modern comfort with lovely old features : wood panelling, high ceilings, a movie lounge and three real reception rooms. This property comprised of 11 main rooms is on offer at 1,590,000 €. Agnès Wetterwald continues : “The market consisting of residences of charm often involves love at first sight. This type of property is characterized by its environment and personality, you have to find exactly the right one to suit the buyer”.

The Rulleau Immobilier agency has covered Bordeaux and its surrounding area for the past 77 years. Its director, Dominique Rulleau, is also President of the FNAIM for the Aquitaine Region. In his opinion, the market has recently picked up : “Over the past few months, we have noticed renewed interest in houses of charm priced at around, or slightly above, 400,000 €. This trend should continue with the arrival of the LGV service in 2017, as Parisians not yet willing to take the plunge will probably make up their minds to invest. Most of our clients are looking for permanent homes, as many of them are actively employed in the region around Bordeaux. The others are pre-retirees who start by acquiring a holiday home, in which they will live year-round later on. It has to be admitted that the area offers a pleasant setting : the right bank consists of varied scenery, with rivers, forests and vines. When a property succeeds in combining all three, it adds significantly to its appeal”. One such property in a very lovely setting is currently proposed by Rulleau Immobilier at 714,000 €. This superb master residence of 536 m2 offers a beautiful sweeping view of its surroundings. Close to Bourg, it stands on approx. 3.75 acres of land including 2.5 acres of vines, with an apartment of 75 m2 awaiting renovation.
