Cagnes-sur-Mer, from a medieval village to the shore

The very appealing town of Cagnes-sur-Mer lies at the edge of a bay offering 4 kilometres of beaches. The Château Grimaldi in the medieval village surveys the town from the top of its hill, while the seafront area plays host to more modern neighbourhoods and the old fishing village of Le Cros-de-Cagnes.

La Porte Franche has been based at the very heart of the medieval village of Le Haut-de-Cagnes for 50 years. Its director, Rafaël Maura, explains that his agency has always specialized in properties in this historic neighbourhood, together with luxury residences. He mainly works with “foreign buyers, often from Northern Europe - Scandinavian, Belgian or Swiss - , looking for charming and luxurious holiday homes on the seafront or on the town’s lovely hills. Fond of old stone, they choose houses in the medieval village or further inland, on the hills, if they want to benefit from a garden and pool”. Rafaël Maura has, in fact, just sold to a Norwegian couple a very lovely house of 200 m2 with a garden at the heart of the village, priced at about 4,500 € per sqm. Closer to the shore, more recent apartments propose quality appointments and views of the sea. “Urban renovation that has benefited this lower part of the town, the recent inauguration of the Polygone Riviera shopping mall, and the construction of a new 4-star hotel right in the town centre are all contributing to raise the status of Cagnes-sur-Mer on the Côte d’Azur.” Finally, he points out that the location of the fourth largest town in the Alpes-Maritimes enables both tourists and the actively employed to reach Nice Airport and the region’s main business and cultural centres very easily.

Active in this area for over 30 years, the Groupe Deromedi, developer of the real estate complex Le Lido, opened an agency in 2007 dedicated to handling sales and rentals of the residence’s apartments. “Two generations of residences, the first completed at the end of 1980, the second built from 2003 to 2006, share a magnificent wooded park of almost 15 acres with five swimming pools and a private pedestrian path for safe access to the beaches,” explains Tina Doti. “These high-end apartments stand out for the quality of their appointments and their prime location close to the sea and shops. They offer beautiful panoramic sea views, but are not affected by noise from the coast road. One example is a 1-bedroomed top-floor apartment with a terrace of 30 m2, currently on offer at 449,000 €.” A real micro-market, the average price per sq.metre for this type of apartment is around 6,000 € in the most recent residences, 5,000 € in the older ones. Also up for sale, an apartment rare for its surface area of 200 m2, renovated throughout with top-notch materials and priced at 1,484,000 €. More classic in size, a 2-bedroomed apartment of 83 m2 with a large terrace overlooking the park, air cond­itioning, marble floors and a double garage. On offer at 630,000 €, it meets all the requirements, especially in terms of security, of a clientele mainly comprised of well-off retirees. Perfect familiarity with the Residence enables the Agence du Lido to fully assist buyers in their acquisitions and provide them with all the help necessary once they have moved in.

“The Partners Immo agency covers the entire extent of Cagnes-sur-Mer, from Saint-Laurent-du-Var to Villeneuve-Loubet, and including the back-country,” explains Arnaud Pomiès, its director since 2005. “Ideally located between Nice and Cannes, Cagnes-sur-Mer and its surrounding area offer the actively employed very easy access to Nice Airport and the main hubs of activity in the region.” Arnaud Pomiès confirms that “the building of Polygone Riviera has given a boost to the town’s activity”. He proposes to his clients, mainly looking for permanent homes, apartments near the seafront and, for more modest budgets, villas in the hinterland, towards Vence or Saint-Jeannet. The agency is currently handling the sale of a traditional villa on the Chemin des Caucours in Cagnes-sur-Mer. The main house of 165 m2 with a terrace and balcony facing west, a maisonette of 36 m2, and two workshops of 35 and 10 m2 share its vast wooded grounds of 5,600 m2. Bearing a price-tag of 695,000 €, this property offers buyers the rare possibility of selling off a plot of land. Partners Immo also handles seasonal rentals. Arnaud Pomiès says that “owners increasingly prefer to rent their properties solely in the summer period, rather than let them out year-round, as it seems to be more lucrative and less risky”.
