Bordeaux Caudéran and Le Bouscat : between town and country

Benefiting from their immediate proximity to the infrastructures and amenities of a lively city, the neighbourhood of Caudéran in Bordeaux and the commune of Le Bouscat enjoy a privileged residential environment. Two highly-prized addresses, and for good reason.

A pleasant neighbourhood in the western part of Bordeaux, quiet and leafy, where one finds in particular the attractive Parc Bordelais and golf-course (the city’s largest open space and one of the five oldest golf-courses in France), Caudéran lies just behind the well-known boulevards, just 5 minutes from the city centre. An advantageous location which also benefits Le Bouscat, a commune with 25,000 residents a little further north, proposing the same quiet residential atmosphere. Also appreciated for their schools, these two addresses thus comprise a sector sought-after by families where small estates rub shoulders with town houses, “échoppes” built of traditional stone, sturdy bourgeois houses and contemporary villas designed by architects.

Backed by 15 years of experience acquired in an agency in Le Bouscat, Hamid Abkar founded HA Immobiliers in Caudéran in 2008. Covering the entire CUB (Urban Community of Bordeaux), he handles all kinds of sales, including those of prestige properties : “Most demand is for houses with large surface areas. As illustrated by our latest transactions : 210 m2 priced at 880,000 €, 350 m2 at 1.1 M €, and 300 m2 at 1.2 M €”. By way of example, his portfolio contains, among other things, a contemporary villa of 125 m2 in Le Bouscat with a garden of over 350 m2, on offer at 465,000 €, and an architect-designed house of 165 m2 on the same commune with a garden of 450 m2, at 740,000 € (both with swimming pools). “Prices here are not seeing any declines. The area is considered as a sound investment. Usually, our clients in fact dispose of substantial means and rarely need to obtain a mortgage.”

François Vizioz manages Pierra Immobilier, an independent local agency based in the centre of Caudéran since 2009, covering a limited but high-quality area : the neighbourhoods of Caudéran, Croix-Blanche and Saint-Seurin, plus Le Bouscat. He says the price per sq. metre starts at 2,000 € for apartments requiring renovation in residences without lifts, built in the 1960’s-1970’s. “They then rise to 3,500-3,700 €/m2 for apartments in good condition in high-class residences, 4,000-4,500 €/m2 for new residences. The average price is under 3,000 € per sqm.” With a slight difference between the two addresses : “Until now, their prices were much the same. But since the annoncement of the arrival of the tramway in Le Bouscat - scheduled for 2017 -, this little town has become the focus of attention and its prices are now slightly higher than those posted in Caudéran”. Small houses of 55 to 70 m2 with gardens, sometimes in need of renovation, cost around 250,000 €. “Though the majority of sales consists of homes of 70 to 110 m2 - stone “échoppes” or recently-built houses with gardens - available from 300,000 to 400,000 €.” Then there are family resid­ences of over 150 m2, from 500,000 to 1 M €.

“The most highly-prized area stretches from the Avenue Bel Air in Caudéran to the Avenue du Président Robert Schuman in Le Bouscat,” specifies Nicolas Lantéri, with 21 years of experience in Caudéran and now manager of Nicolas Lantéri Immobilier. His agency opened in 2010 handles transactions in Caudéran, Le Bouscat, Bordeaux, Mérignac and Pessac. “In the case of apartments, our clients are mainly looking for those with 2 or 3 bedrooms, priced from 200,000 to 300,000 €, or with 3 or 4 bedrooms - of at least 130 m2 -, from 400,000 to 600,000 €. Demand for houses ranges from 400,000 € for living space of 120-130 m2, to over 800,000 € for 220-250 m2 with high-quality appointments and more extensive grounds.” Outstanding properties, such as a substantial bourgeois house of approx. 330 m2 (11 main rooms including 6 bedrooms and 2 studies) in Caudéran, currently up for sale at 1,680,000 €, are, in fact, still in demand. What about new apartments ? “Mainly intended for investors, a few developments with 20 to 30 units are posting prices from 4,000 € per sqm.” Building plots are rare (often deriving from land that has been split up), rather expensive and rather small : “For a plot of 300 to 400 m2, one can expect to pay almost 300,000 €, ie. about 800 to 1,000 € per sqm”. In Nicolas Lantéri’s opinion, the market proposes lots of offerings for a limited number of demands. “They are, however, of very high quality, so that any slight decline in prices hardly affects their overall stability”.
